Last November, permits were issued for the construction of a six-story, 453-unit apartment building at 2621-67 Frankford Avenue in East Kensington. Three months later, Philadelphia YIMBY visits the site to find that demolition has not yet commenced at the property, although the sprawling property, most of which consists of a dilapidated surface lot, sits abandoned and appears ready for imminent demolition and subsequent construction. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space. Permits list the construction cost at $72 million.
The building will rise from a trapezoidal lot between Frankford Avenue to the northwest and Amber Street to the southeast. The structure will house roughly 36,000 square feet of artist space on the ground floor and in the basement, with the latter also holding a 120-car garage. Apartments will consist predominantly of one- and two-bedroom arrangements, with many featuring outdoor terraces and loggia balconies.
The project will offer elevator service, a music/game room, and parking for 234 bicycles. Residents will have access to landscaped outdoor space within three courtyards and a side yard, which will also house an outdoor pool and a dog run. A roof deck facing toward the Delaware River will also be included.
Our recent site visit has revealed no progress at the site yet, though the sprawling facility at the site sits shuttered and apparently ready for demolition and subsequent construction. As seen in some of the photos, construction is well underway on a number of large developments to the east, along the booming Lehigh Avenue corridor. As the formerly marginal industrial district is rapidly transforming into a vibrant residential neighborhood, we eagerly anticipate this latest addition to Kensington.
