At the start of the year, Philly YIMBY announced that partial permits were filed for Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.
The current master plan calls for a six-story mixed-use building at the corner of 37th Street and Haverford Avenue, a group of three- to four-story buildings at the intersection of 36th Street and Haverford, and a parking lot at 37th and Wallace streets, where townhouses will rise in a later phase.
The development will offer a total of 116 market rate rental units, 32 affordable rentals, and 18 for-sale workforce housing units. The apartments will range from studios to two-bedrooms and span from 513 square feet to 1,000 square feet. The six-story mixed-use building will boast a 21,000-square-foot Fresh Market supermarket on the first and second floors. The four-story building will house WURD Radio.
Notably, the project will preserve full view of Dupree Studios at 3619 Haverford Avenue, housed in a hangar-type freestanding structure covered in murals on all sides. This will be accomplished via open space in the form of public promenades, parking, and landscaping. This urban-friendly feature only reinforces the already high value of a development that will bring much-needed vibrancy to a long-vacant series of lots in the midst of an up-and-coming neighborhood with a storied past and a promising future.
