Philadelphia YIMBY Looks at New Developments With Four to Nine Residential Units

The next entry in Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, is the tag that tallies ongoing residential developments with four to nine residential units. This category mostly covers smaller developments that generally rise three to five stories tall. A number of such buildings boutique condominium properties where larger-than-average units result in structures that are rather imposing despite their relatively low unit counts. Please see below for a few such projects that we have covered this year so far.

Philadelphia YIMBY’s recent site visit has revealed that exterior work nears completion at the four-story, ten-unit mixed-use building under construction at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure will hold 9,745 square feet of space, of which 2,000 square feet will be allocated for commercial (office) space. The remaining 7,745 will be residential, lending an average of just under 775 square feet per unit.

Construction work remains on hold at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (with a full address of 613-19 South 24th Street) in Graduate Hospital, South Philadelphia. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and specify a construction cost of $1.5 million.

Featured article: Eight-Unit Renovation Nearly Complete At 2653-61 Salmon Street In Olde Richmond, Kensington

An eight-unit renovation project is nearing completion at 2653-61 Salmon Street in Olde Richmond, Kensington. The project is situated on a through-block lot on the block between East Huntingdon Street and East Lehigh Street, across from the elevated Interstate 95. Designed by Kore Design Architecture, the project converts a single-story, 21-foot-tall warehouse into a two-story, eight-unit apartment building by inserting a new floor plate, interior partitions, and stair banks. Philadelphia YIMBY’s recent site visit revealed that construction is nearing completion, with new door and window apertures have been cut into the largely windowless exterior and private roof decks added to the pinnacle.

Philly YIMBY’s recent site visit revealed that completion is fast approaching at The Trinity, a seven-unit luxury condominium under construction at 1621-23 Bainbridge Street in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments (which also acts as the contractor), the development rises four stories tall and will hold seven condominium units upon completion. The brick-clad structure will span 9,754 square feet and feature full sprinkling, balconies, and roof decks.

Featured article: Completion Nears At 2525 Frankford Avenue In East Kensington

Construction work is nearing completion at a three-story mixed-use building at 2525 Frankford Avenue in East Kensington. Designed by CANNOdesign, the development replaces a two-story prewar structure on the southeast side of the block between East Cumberland Street and East Sergeant Street. The building spans 5,451 square feet, which includes 846 square feet of ground-level commercial space and the rest subdivided between six residential units. The building will feature full sprinkling and a small bicycle storage space, although, surprisingly, it will lack a roof deck.

Philadelphia YIMBY’s recent site visit revealed that construction is crawling along at a snail’s pace, if it has not stalled outright, at a mixed-use development at 2301 Frankford Avenue in Fishtown, Kensington. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar and full sprinkling.

Designed by Gnome Architects, the structure stands at an angled lot at the junction of Grays Ferry Avenue and South 25th Street, facing the intersection with Christian Street. The development spans 5,624 square feet, lending an average of around 1,400 square feet per residential unit.

  1. 2301 Frankford Ave. Looks like developer built housing in the form of new construction in the back and went back to seek demolition permit for the front building only to be stuck there as the building was either certified historic or the neighbors loved the old building to fight against a demolition permit.
