Construction Complete at 342 West Queen Lane in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a three-story, five-unit rental apartment building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The development is located on the southeast side of the block between Pulaski Avenue and Morris Street, within a four-minute walk of the Queen Lane regional rail station. Designed by MC Architectural, the project spans 5,793 square feet and features a 1,058-square-foot ground-level retail space and full sprinkling. Permits list David Elmaliah as the contractor and a construction cost of $200,000.

The building’s replacement of a vacant lot is a definite boon for the block; we feel more ambivalent, however, about the design. On one hand, the plain, white, boxy structure is a bit of an odd fit for a block comprised predominantly of prewar rowhouses. Then again, charming details such as wood-plank balconies, applied shutters, and lantern sconces add a further touch of interest to the architecturally diverse block.

Units feature hardwood floors, stainless steel appliances, and in-unit laundry. According to architectural plans, units span from 820 to 1,104 square feet and most feature two bedrooms (plans show one one-bedroom and four two-bedroom apartments, though currently available listings show several two-bedroom and one four-bedroom unit). Current rent prices range from $1,695 to $2,000.

In all, the building’s scale is appropriate for its setting. However, a general upzoning is warranted for the area given its immediate adjacency to regional rail.

    Is there no alternative to putting those GA meters right smack in the front of the building?? It is beyond unattractive!
