Permits have been issued for the construction of a new multi-family residential development at 1147 West Erie Avenue in North Philadelphia. The structure will rise three stories high and include a total of four dwelling units. Plans also call for a basement level, bringing the total built-up area to 3,791 square feet. Permits list Keith Smith of KDSJ Redevelopment LLC as the developer. Toner Architecture is responsible for the design.
Construction costs are listed at $500,000, with $60,000 dedicated to excavation work.

Site layout shows a front porch, private balconies on the second and third floors, and a recessed patio at the basement level. Each unit is designed with a living room, kitchen, bedrooms, and mechanical utilities are consolidated at the building’s front basement zone. The layout also includes a shared internal stair system providing access to all floors.

The development occupies a 1,449-square-foot parcel. The lot meets the city’s open space requirements, with approximately 30 percent designated as open area.
Designs indicate that ceiling heights will vary between 7 feet 10 inches and 8 feet 10 inches across the units. The facade presents a mix of vertical and horizontal elements, including framed windows and balcony railings, contributing to a clean and contemporary appearance.

Zoning approval was issued in February 2025, with construction permits following in May. No projected completion date has been disclosed.
The project site is located between Old York Road and North Camac Street.
