Site Prep Underway at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Site preparation is underway for a 13-story, 382-unit mixed-use high-rise at 501 Spring Garden Street in Northern Liberties, North Philadelphia. During Philly YIMBY’s recent site visit, we observed that the single-story, suburban-style mall that previously stood at the site appears to have been entirely demolished. Designed by Bower Lewis Thrower Architects (aka BLT Architects) and developed by RREI LLC, the 153-foot-tall structure will offer 60,810 square feet of retail, providing a significant anchor for the long-desolate yet rapidly up-and-coming southern section of Northern Liberties. Due to construction fencing, it is unclear whether the excavators and other machinery and equipment spotted at the site were in the process of finishing the demolition, clearing the site, or actually starting excavation. In either case, it is evident that work is finally underway at the much-anticipated development.

Permits Issued for Scaled-Back Tower at 204 South 12th Street in Washington Square West, Center City

Permits have been issued for a scaled-back high-rise proposed at 204 South 12th Street in Washington Square WestCenter City. Designed by Rogers Stirk Harbour + Partners, with Bower Lewis Thrower Architects (aka BLT Architects or BLTa) as the architect of record, and developed by Midwood Investments and Development, the new tower will rise 32 stories tall and feature 378 residential units, as well as 96 parking spaces and 130 bicycle slots. In total, the building will hold 401,870 square feet of space. A commercial component will be located at the ground floor. Construction costs are estimated at $111,729,721.

Garage Mostly Demolished at 12 + Sansom Street Site at 123 South 12th Street in Market East, Center City

A massive parking garage that took up nearly an entire block is mostly demolished at 123 South 12th Street in Market East, Center City. The large residential building, dubbed 12 + Sansom, will make a positive impact on the area with its addition of 412 residential units. Designed by Studios Architecture and Bower Lewis Thower Architects and developed by Greystar Real Estate Partners, the building will stand 265 feet and 20 stories tall, a significant height for the neighborhood, though more residential towers are on their way to join the area.

Excavation Underway at One Dock Street in Society Hill, Center City

The foundation work for the 374-foot-tall, 31-story One Dock Street is underway in the Society Hill section of Old City, Center City. The residential skyscraper will join architect I.M. Pei’s nearby Society Hill towers with a dominant presence that nearly marches the massing of the Brutalist high-rises. Designed by Bower Lewis Thower Architects and developed by LCOR Incorporated, the new building will feature an exterior that makes use of various shades of glazed glass, white metal highlights, and brick cladding at the base. The 272-unit rental tower will add considerable mass the east side of the Philadelphia skyline near the Delaware River.

Excavation Imminent at 204 South 12th Street in Washington Square West, Center City

Excavation work appears imminent for the residential building at 204 South 12th Street in Washington Square West, Center City. Designed by Bower Lewis Thower Architects and Roger Stirk Harbour + Partners, the development will feature 448 rental units and three stories of retail. The 445-foot-tall, 32-story tower will make a dramatic impact on the Philadelphia skyline when viewed from numerous angles, while white and orange highlights will give the building a unique look. The building was developed by Midwood Investments and Development, which will feature three stories of retail and 448 rental units.
