Demolition Underway at Historic Columbia Theater in Cecil B. Moore, North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has begun at the historic Columbia Theater at 2709 Cecil B. Moore Avenue in Cecil B. MooreNorth Philadelphia. The 100-year-plus-old structure, situated at the north side of the block between North 27th and Marston streets, will be replaced by a four-story, 18-unit apartment building. Designed by Kore Design Architecture (KCA), the new development will span 21,030 square feet and feature elevator service, full sprinkling and a roof deck. Permits list Bloomtown Holdings LLC as the owner, GRIT Construction as the contractor, and a construction cost of $3.16 million. The Columbia Theatre, as it was originally known, was built in 1911 in a grand Beaux-Arts style. The massive, dramatic marquee and vertical sign that once adorned its front entrance are long gone. Still present, however, is the symmetrical facade with Palladian and oeil-de-boeuf windows, a garland-adorned crown, and a dentil course cornice. Even the elegant bishop’s crook light sconces continue to grace the structure at the second level. The roughly 30-foot-tall building is at once in scale with the avenue’s rowhouses and offers a distinct sense of urbane grandeur.

A recent site visit by Philadelphia YIMBY has revealed that construction is well underway at the Frankford Collective, a five-story mixed-use building at 1144 Frankford Avenue in Fishtown, Kensington. Designed by Kore Design Architecture, the project features ground-level commercial space and 12 apartments above, as well as elevator service, full sprinkling, and a roof deck that will offer dramatic views of the Northern Liberties skyline, which is rapidly rising nearby. Permits list the Frankford Collective as the owner, Equinox Management & Construction as the contractor, and a construction cost of $1.5 million.

Eight-Unit Renovation Nearly Complete at 2653-61 Salmon Street in Olde Richmond, Kensington

An eight-unit renovation project is nearing completion at 2653-61 Salmon Street in Olde Richmond, Kensington. The project is situated on a through-block lot on the block between East Huntingdon Street and East Lehigh Street, across from the elevated Interstate 95. Designed by Kore Design Architecture, the project converts a single-story, 21-foot-tall warehouse into a two-story, eight-unit apartment building by inserting a new floor plate, interior partitions, and stair banks. Philadelphia YIMBY’s recent site visit revealed that construction is nearing completion, with new door and window apertures have been cut into the largely windowless exterior and private roof decks added to the pinnacle. Permits list Salmon Street Holdings LLC as the owner, Metropolitan Contracting as the contractor, and a construction cost of $900,000.

Permits Filed for a 12-Unit Mixed-Use Structure at 1144 Frankford Avenue in Fishtown, Kensington

Permits have been filed for the construction of a five-story mixed-use building at 1144 Frankford Avenue in Fishtown, Kensington. Designed by Kore Design Architecture, the 13,330-square-foot structure will rise from a 3,200-square-foot footprint and will yield 12 apartments. A 2,495-square-foot commercial space will be located on the ground floor. Construction costs are listed at $1.5 million.
