The new structure will rise from a vacant lot on the east side of the block between West Stiles Street and West Thompson Street. Permits have been issued for the construction of a 54-building, 63-unit residential complex at 2301 and 2302 Sharswood Street in Sharswood, Lower North Philadelphia. The development will transform most of the two blocks bound by Stewart Street to the north, Harlan Street to the south, North 23rd Street to the east, and North 24th Street to the west, with Sharswood Street running between the two blocks. Designed by Blackney Hayes Architects and KS Engineers, P.C., with the Philadelphia Housing Authority as the developer and the Daly Corporation as the contractor, the complex will consist of nine two-story two-family buildings, 29 three-story single-family rowhouses, and 16 two-story single-family rowhouses, as well as common green space and two parking lots for a total of 15 cars and at least 33 bicycles. The single-family townhouses will range in size from around 1,200 to 1,900 square feet and will cost around $230,000 to $340,000 each to construct.

The buildings will be erected upon three non-contiguous vacant lots on the south side of the street between North 27th Street and Marston Street. Designed by Moto Designshop, each structure will span 1,253 to 1,353 square feet of floor space. Permits list the Philadelphia Land Bank as the owner and Spruce Builders as the contractor.

28-Story Legacy on Broad Proposed at 1518-28 North Broad Street Near Temple University in North Philadelphia

The North Philadelphia skyline is about to transform in a significant way thanks to The Legacy on Broad, a 329-foot, 28-story-tall high-rise proposed at 1518-28 North Broad Street next to the Temple University campus. Designed by Cube 3 Studio and developed by Landmark Properties, the tower will surpass Temple’s nearby 302-foot-tall, 28-story Morgan Hall North at 1601 North Broad Street to become the tallest building in North Central Philadelphia. The development will span 360,798 square feet and offer 289 residential units, comprised of 147 group living units and 142 multi-family apartments. The residences will be geared primarily to university students and will hold a total of 868 beds. The project will also include over 21,079 square feet of ground-floor retail space, parking for 78 cars and 100 bicycles, and over 6,000 square feet of outdoor public space.

Permits have been issued for the construction of a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.

Moore, Lower North Philadelphia, near Temple University; today we share additional information and imagery for the development. The project will replace a vacant lot situated on the southwest corner of Master Street and North 17th Street. Designed by Here’s The Plan, LLC, the structure will span 6,300 square feet and will feature a roof deck. Permits list Omega Home Builders as the contractor.

The structure will span a triangular block bound by Girard Avenue to the north, North Howard Street to the east, and O’Neill Street to the southwest, replacing a bank and its associated parking lot. Designed by Studio HS4, the structure will feature 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and parking for 11 cars and 28 bicycles.
