The 8th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 22-story Children’s Hospital of Philadelphia‘s medical tower, planned at the tentative address of 3401 Civic Center Boulevard in University City, West Philadelphia. Designed by ZGF Architects and Ballinger, the building has also been previously referred to as the CHOP University City Tower and was at one point described as rising 380 feet tall. Development cost is estimated at $1.9 billion.

The 9th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 377-foot-tall, 19-story CHOP Hub for Clinical Collaboration at 3501 Civic Center Boulevard in University City, West Philadelphia. Designed by Perkins+Will, the building is a part of a $3.4-billion expansion for the Children’s Hospital of Philadelphia and will connect to the existing hospital complex.

Permits Issued for 63-Unit Building at 26 South 42nd Street in University City, West Philadelphia

Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.

Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will rise at a total height of 361 feet and 28 stories. The building will offer a mix of residential and commercial space, the latter being optimized for lab use. The project is also known as Schuylkill Yards West for its placement compared to the proposed skyscraper to the east at 3001 John F. Kennedy Boulevard.

Permits have been issued for the construction of a multi-family building at 4211-13 Chestnut Street in University CityWest Philadelphia. When completed, the new building will stand seven stories tall and will house 100 residential units, each an apartment. A roof deck will be located at the top of the build and will be accessed through a pilot house. In total, there will be 68,210 square feet of space within structure, which will cost an estimated $4 million to build.
