Permits Issued for 128-Unit Building at 4240 Chestnut Street in Spruce Hill, West Philadelphia

Permits have been issued for the construction of a seven-story, 128-unit mixed-use building at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the building will rise on the south side of the block between South 42nd and South 43rd streets. The structure will rise from a 27,829-square-foot footprint and contain 141,928 square feet of interior space, of which nearly 40,000 square feet will feature office use. Unit sizes will average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are specified at $15.3 million.

The 5th place on Philly YIMBY’s December 2021 Development Countdown goes to the 513-foot-tall, 34-story tower proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by Practice for Architecture and Urbanism and developed by Brandywine Realty Trust and Drexel University, the red-clad high-rise will be the latest addition to the $3.5-billion, multi-building Schuylkill Yards development currently in progress in University City, adjacent to the Drexel campus. The tower at 3001 JFK Boulevard will feature 930,000 square feet of floor space, mostly office with 6,600 square feet allocated to retail, and will aim for LEED Silver certification.

The 8th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 22-story Children’s Hospital of Philadelphia‘s medical tower, planned at the tentative address of 3401 Civic Center Boulevard in University City, West Philadelphia. Designed by ZGF Architects and Ballinger, the building has also been previously referred to as the CHOP University City Tower and was at one point described as rising 380 feet tall. Development cost is estimated at $1.9 billion.

The 9th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 377-foot-tall, 19-story CHOP Hub for Clinical Collaboration at 3501 Civic Center Boulevard in University City, West Philadelphia. Designed by Perkins+Will, the building is a part of a $3.4-billion expansion for the Children’s Hospital of Philadelphia and will connect to the existing hospital complex.

Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.

The 15th place on Philly YIMBY’s December 2021 Development Countdown goes to 3025 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will rise at a total height of 361 feet and 28 stories. The building will offer a mix of residential and commercial space, the latter being optimized for lab use. The project is also known as Schuylkill Yards West for its placement compared to the proposed skyscraper to the east at 3001 John F. Kennedy Boulevard.

Permits Issued for Seven-Story, 100-Unit Residential Building at 4211-13 Chestnut Street In University City, West Philadelphia

Permits have been issued for the construction of a multi-family building at 4211-13 Chestnut Street in University City, West Philadelphia. When completed, the new building will stand seven stories tall and will house 100 residential units, each an apartment. A roof deck will be located at the top of the build and will be accessed through a pilot house. In total, there will be 68,210 square feet of space within structure, which will cost an estimated $4 million to build.

23-story Tower Ready for Construction at 2301 John F. Kennedy Boulevard in Center City West

The 24th place on Philadelphia YIMBY’s December 2021 Development Countdown belongs to 2301 John F. Kennedy Boulevard, a 303-foot-tall, 23-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the sleek, curved tower will rise on a slender-wedge shaped lot by the Schuylkill River waterfront and will hold 334,201 square feet of interior space. The development will offer 287 residential units as well as office space and parking for 44 cars and 96 bicycles. A construction permit was issued in late November, specifying a construction cost of $105 million.

Construction Progresses at One uCity Square, Bringing 389,000 Square Feet of Office, Lab, and Retail to University City in West Philadelphia

The 29th Place on Philly YIMBY’s December 2021 Development Countdown goes to One uCity Square, a mixed-use building currently under construction in University City, West Philadelphia. Designed by ZGF Architects and developed by Wexford Science & Technology, the University City Science Center, and Ventas Inc., with Turner Construction as the contractor, the $280-million 13-story building will hold 389,000 square feet of office, laboratory, and retail space. The 250-foot-tall building, also known as Wexford One uCity Square, is part of the greater mixed-use uCity Square development, which will feature 10.5 million square feet within 15 existing and 10 newly-constructed buildings. New construction will account for three-quarters of the total square footage.

Permits have been issued for a 136-unit mixed-use building at 4154 Chestnut Street, in University City, West Philadelphia. Designed by Coscia Moos Architecture, the 152,230-square-foot building will rise seven stories tall and will feature commercial space on the ground floor and a roof deck at the top. Construction costs are listed at $14.6 million.
