Excavation is nearly complete for the first Schuylkill Yards tower at 3025 John F. Kennedy Boulevard in University City, West Philadelphia. The 361-foot tall high-rise is also known as Schuylkill Yards West. Located to the northwest of the Bulletin Building, the 28-story tower will soon join Evo and the FMC Tower on the local skyline. The building is designed by the Practice for Architecture and Urbanism, which had also designed 3001 John F. Kennedy Boulevard (aka Schuylkill Yards East) and the Bulletin Building renovation. Brandywine Realty Trust is the developer behind both the building and the entire 14-acre complex.
Interior work has recently been completed at the Bulletin Building at 3025 Market Street in University City, West Philadelphia. The building, which is the first structure within the Schuylkill Yards complex, rises nearly 100 feet above the ground and stands five stories tall, with a new modern exterior and freshly renovated floor space. The building renovation was designed by KieranTimberlake and the Practice for Architecture and Urbanism, with the latter also having designed Schuylkill Yards’ first skyscrapers, Schuylkill Yards East at 3025 John F. Kennedy Boulevard and Schuylkill Yards West at 3025 John F. Kennedy Boulevard. Brandywine Realty Trust is the developer for both the building and the entire 14-acre complex.
In West Philadelphia, a major project is bound to change University City in a dramatic way. Developed by developed by Brandywine Realty Trust, Schuylkill Yards includes one building that has already been completed, with the rest in the beginning stages of construction or site preparation. The project, located next to 30th Street Station, has a master plan with multiple buildings, though only four have had their final designs released to the public. The completed Bulletin Building renovation, the 512-foot-tall and 3001 John F. Kennedy Boulevard, and the the 361-foot-tall 3025 John F. Kennedy Boulevard were designed by the Practice for Architecture and Urbanism, while the 226-foot-tall 3151 Market Street was designed by SHoP Architects. The Drexel College of Nursing and Health Professions (also known as the Wexford Drexel Academic Tower) at 3601 Filbert Street has joined the West Philadelphia skyline as the structure of the tower has been recently topped out. The steel frame now reaches its final height of 185 feet and 12 stories. Designed by Ballinger and developed by Wexford Science & Technology LLC, and adds significant bulk to the 14-acre uCity Square project. The structure is one of many new developments to recently rise in University City.
Philly YIMBY recently posted a brief overview of a $60 million expansion proposed at the Penn Presbyterian Medical Center campus in University City, West Philadelphia. The main feature is an eight-story, 493,039-square-foot parking garage planned at 3800 Powelton Avenue. Designed and engineered by Pennoni and THA Consulting, the structure will roughly triple the amount of on-campus parking even while demolishing an existing four-story garage and reducing the total ground footprint used for parking. The project also involves the demolition of a seven-story treatment facility, as well as streetscape improvements and 6,460 square feet of new retail. Today we look at how the project shows that high-rise design benefits urban planning, no matter what function it takes, and why it may be a precursor to further development at the campus.
