Construction Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street in North Philadelphia. The development is sited on the east side of the block between West Susqehanna and West Daphion streets, a block to the north of the Temple University campus and next to the Susquehanna-Dauphin Station on the Broad Street Line. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and specify a construction cost of $700,000.

Construction Complete at Ovation at 701 South Broad Street in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has confirmed the completion of construction at Ovation (formerly known as Broad Street Flats), a seven-story, 50-unit mixed-use building located at 701 South Broad Street in HawthorneSouth Philadelphia. The development is situated at the southeast corner of Broad and Bainbridge streets, a block to the south of the Lombard-South subway station. Designed by PZS Architects, the building spans 50,462 square feet (or 49,950 according to zoning blueprints) and features ground-level retail and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Construction Still Pending at Mural West in Poplar, Lower North Philadelphia

As we anticipated (since construction permits still had not been filed), Philly YHIMBY’s recent site visit has found no signs of development at Mural West, a 363-foot-tall mixed-use tower proposed at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, which is painted on the adjacent Mural Lofts residential building, as well as amenities such as a roof deck with potential restaurant space. If built, the tower will dramatically boost the skyline of Lower North Philadelphia and will stand as one of the tallest buildings north of Center City.

Completion Nears at LVL North at 510 North Broad Street in Spring Garden, Lower North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction nears completion at LVL North, a seven-story, 410-unit mixed-use development at 510 North Broad Street in Spring Garden, Lower North Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the development will include a GIANT supermarket that will span roughly one-third of the 378,000-square-foot structure.

Construction Pending at 725-29 South Broad Street in Hawthorne, South Philadelphia

Last year in May, permits had been issued for a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in HawthorneSouth Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.
