Construction has been moving at a rapid pace on the skyscraper rising at 1101 Chestnut Street in Market East, Center City. The building, also known as the Thomas Jefferson Specialty Care Pavilion, is the latest addition to the expanding Jefferson Health campus in this section of the city. Designed by Ennead Architects and Stantec and developed by National Real Estate Development, the building currently stands at roughly the halfway point of its full height of 372 feet and 23 stories. The building is a part of East Market Phase 3, the latest expansion of the East Market complex.

Thomas Jefferson Specialty Care Pavilion Rises Above Ground at 1101 Chestnut Street in Market East, Center City

Construction of the first few floors of the Thomas Jefferson Specialty Care Pavilion is underway at 1101 Chestnut Street in Center City. The building is a part of a project dubbed East Market Phase 3, which spans several blocks within the Market East neighborhood. Designed by Ennead Architects and Stantec and developed by National Real Estate Development, the tower will stand 372 feet and 23 stories tall and will feature a curvy exterior. The medical office building is part of the massive expansion plans that Jefferson Health is currently implementing in the area.

The lower basement floors are currently under construction at the Thomas Jefferson Specialty Care Pavilion at 1101 Chestnut Street in the Market East neighborhood of Center City. The skyscraper is a part of project dubbed East Market Phase 3, which will elevate the profile of a city block that was previously occupied by a prewar parking structure. Designed by Ennead Architects and Stantec and developed by the National Real Estate Development, the building will stand 372 feet and 23 stories tall and will feature a curvy glass façade.

An Overview of the Latest Plan for East Market Phase 3 in Market East, Center City

Over the course of the past year, Philadelphia YIMBY has provided continuous updates on East Market Phase 3 at 1101-53 Chestnut Street, the latest addition to the East Market development that has transformed the Market East neighborhood in Center City over the past few years. But even as construction work kicked into high gear, plans for the development continued to evolve. Earlier this year, we published an extensive review of the development’s original iteration. Developed by National Real Estate Development, it consisted of the 364-foot-tall Jefferson Health Specialty Care Pavilion at 1101 Chestnut Street, and a smaller, 288-foot-tall residential tower planned to the west. Today we look at the plan’s latest version, which updates the design for the medical tower and puts the residential component on hold, replacing it with a public plaza for the time being.

Permits have been issued for the construction of the Thomas Jefferson Specialty Care Pavilion at 1101-53 Chestnut Street in Market East, Center City. Developed by National Real Estate Development, the structure will rise 364 feet and 23 stories tall, becoming the tallest addition to the neighborhood in more than three decades. The interior will hold 750,000 square feet of space, most of which will be allocated for medical use by Jefferson Health. The structure is part of the two-tower East Market Phase 3 complex, which is the latest extension to the multi-block East Market development. Permits Issued for Parking Garage at East Market Phase 3 in Market East, Center City

Permits have been issued for the parking garage at 1101-53 Chestnut Street, part of the East Market Phase 3 development in Market East, Center City. The garage will be situated underground beneath the two future towers with three levels of underground parking and 300 parking spaces, which will be shared between the two superstructures. t will include 37 compact parking spots with 15 spaces for preferential parking, as well as 15 electric vehicle spaces with chargers and eight ADA spaces, where two will be van-accessible. The garage will total 156,456 square feet and cost an estimated $42,357,933 to construct.

In the late 1980s, in rapid succession, a series of skyscrapers broke through the long-held “Gentlemen’s Agreement” that unofficially restricted Philadelphia’s buildings from rising above the 548-foot-tall pinnacle of City Hall, creating the now-iconic skyline of Center City. While the skyscraper cluster transformed the area to the west of City Hall, the Market East district to the east continues to lag behind in terms of an imposing skyline. However, East Market Phase 3, developed by National Real Estate Development as part of the East Market complex and currently under construction at 1101-53 Chestnut Street, will boost the local skyline with a pair of towers rising 364 and 288 feet tall. The buildings will bring one million square feet of medical office, residential, and retail space to the neighborhood, and add a sizable public plaza. Second Crane Erected at East Market Phase 3 Site in Market East, Center City

A second tower crane has been erected at East Market Phase 3, the two-tower project under construction at 1101 Chestnut Street and 1153 Chestnut Street in Market East, Center City, two blocks to the south of Reading Terminal Market. The 372-foot Thomas Jefferson Specialty Care Pavilion was designed by Ennead Architects and Stantec, and the 329-foot residential tower to the east is designed by Morris Adjmi Architects. The Jefferson building will have a wavy glass exterior, while the other tower will be clad with glass and orange terracotta with rounded edges. National Real Estate Group is the developer for the project.

A red tower crane has been erected at the Jefferson Specialty Care Pavilion at 1101 Chestnut Street, which is part of the two-tower East Market Phase 3 development in Market East, Center City. Designed by Ennead Architects and Stantec and developed by Jefferson Health, the 372-foot-tall, 24-story building will stand on the east side of the block, next to the 329-foot residential high-rise at 1153 Chestnut Street that is planned as the second phase. The 712,000-square-foot tower will feature an attractive wavy glass façade with Jefferson logos at the top of the building.

East Market Phase 3 Excavation Complete, Foundation Laid Out in Market East, Center City

Excavation is complete at the massive site for the two-tower East Market Phase 3 project at 1101 Chestnut Street and 1153 Chestnut Street in Market East, Center City. The towers are individually designed by different architects, with the Thomas Jefferson Specialty Care Pavilion designed by Ennead Architects and Stantec and the residential building to the west designed by Morris Adjmi Architects. The gigantic site for the buildings used to be a prewar style parking garage that was purchased by developer National Real Estate Group. Both towers will have a combined square footage of over 712,000 square feet. The Jefferson building will consist of office space and the residential building will have 396 units. The terracotta clad residential building will stand 329 feet tall and the glass clad Jefferson tower will rise 372 feet tall, adding bulk to the skyline near the Loews Hotel and Jefferson Center (formerly Aramark Tower).
