Construction Anticipated at 1712 Christian Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has revealed that demolition has been completed yet construction has not yet begun at the two-building, six-unit development proposed at 1712 Christian Street in the Graduate Hospital neighborhood of South Philadelphia, although construction permits were issued in February. The project replaces two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the complex will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

YIMBY Shares Extensive Renderings and Diagrams for 4701-15 Wayne Avenue in Germantown, Northwest Philadelphia

Recently, Philly YIMBY shared several renderings of a four-story, 90-unit residential building planned at 4701-15 Wayne Avenue in Germantown, Northwest Philadelphia. Today we more plans and diagrams for the development, as provided in a Civic Design Review package. Designed by Moto Designshop, the building will span 78,065 square feet and offer elevator service, bicycle storage, a landscaped courtyard, a roof deck, and a green roof.

Renderings Revealed for 4701-15 Wayne Avenue In Germantown, Northwest Philadelphia

Renderings have been revealed for a four-story multi-family building at 4701-15 Wayne Avenue in Germantown, Northwest Philadelphia. Designed by Moto Designshop, the new building will span 78,065 square feet and hold 90 residential units. The development will offer parking for 50 bicycles.

Topping-Out Approaches at 214 Vine Street in Old City

Since YIMBY aired an update on the project one month ago, much progress has been made at 214 Vine Street in the Old City section of Center City. Designed by Moto Designshop, the new building is expected to rise six stories tall and hold 29 apartments. The building will contain 26,550 square feet of space.

Construction work remains on hold at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (with a full address of 613-19 South 24th Street) in Graduate Hospital, South Philadelphia. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and specify a construction cost of $1.5 million.

Superstructure Rises for 29-unit Apartment Building at 214 Vine Street in Old City

In March of last year, YIMBY reported that permits were filed for a 29-unit apartment building at 214 Vine Street in Old City. Since that time, construction has made notable progress, as revealed in our recent site visit. Designed by Moto Designshop, the development unites four parcels at 214 through 220 Vine Street, spans a 5,403-square-foot ground footprint, and will hold 26,550 square feet of interior space, which translates into an average of just over 900 square feet per unit. Permits list Vine New Associates LLC as the owner and Spruce Builders LLC as the general contractor.

YIMBY Looks at Recently Completed 18-Unit Rental Building at 1331 South Juniper Street in Passyunk Square, South Philadelphia

Construction has been completed at 1331 South Juniper Street, a four-story mixed-use building in Passyunk Square, South Philadelphia. Designed by Moto Designshop and developed by High Top Real Estate and Development, the project consists of a three-story addition atop a single-story brick structure. The new building provides 18 residential units along with ground-floor commercial space and roof deck that offers views of the skyline. The pet-friendly building offers rental units ranging from one to two bedrooms with washers/dryers in every apartment.
