Permits have been issued for the construction of a three-story, three-unit apartment building at 2244 North 3rd Street in Norris Square. Designed by David P. McArthur, the new rowhouse will replace a vacant lot on the west side of the block between West Susquehanna and West Dauphin streets and will span 3,356 square feet. Features will include a cellar and a roof deck. Permits list Miguel (aka Michael) Mota as the contractor and specify a construction cost of $250,000.

Permits have been issued for the construction of a new multi-family building located at 2401 North 2nd Street in Norris Square. Designed by T + Associates Architects, the new building will rise six stories tall and will include 102 and a parking garage for residents, a roof deck, and a green roof. The structure, which will span a total of 101,020 square feet. Permits list construction costs at $8.35 million.

Completion Nears at 28-Unit Rental Building at 171 West Berks Street in Norris Square

Construction work is nearly complete at the five-story, 28-unit rental building at 171 West Berks Street in Norris Square. Designed by Ambit Architecture, the building will feature ground-level retail and residential amenities such as a fitness center, bicycle storage, and nine parking spaces. The roof deck will offer a lounge area, a dog park, yoga space, and sweeping skyline views. At the moment, the structure appears effectively finished, although the ground-level retail space has not yet opened.

The development will replace a vacant lot situated on the north side of the block between North Orianna Street and North 4th Street. The structure will span a 1,026-square-foot ground footprint and will contain 3,787 square feet of interior space, which gives an average of just over 1,200 square feet per apartment. Building features will include full sprinkling and a roof deck, which will offer unobstructed views in most directions. Permits list Jessie Claus as the owner, David McArthur as the design professional, and GTMO Development LLC as the contractor. Construction costs are stated at $250,000.

The structure will replace a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets. The building will rise from a 1,000-square-foot footprint and will feature 3,960 square feet of interior space, comprised of two residential units and a commercial space. The development will feature full sprinkling. The roof deck will likely provide sweeping vistas, given a near-total lack of taller buildings nearby. Permits list Adeline Kupa as the owner, Paul Dietz as the design professional, and Qazim Kupa as the contractor. Construction costs are specified at $175,000.

Renderings have been revealed for a 115-unit mixed-use development at 1730-54 North 2nd Street in Norris Square, North Philadelphia. Upon completion, the building will rise six stories tall, hold 127,078 square feet of interior space, and include 8,454 square feet of commercial space on the ground floor. The project will also include seven townhouses. A total of 27 parking spots and 42 bicycle spaces will be reserved for residents.

Norris Square Ranks at Number 27 on Philly YIMBY’s First Anniversary Countdown

The 27th place in Philadelphia YIMBY’s First Anniversary Countdown, which aggregates the 31 most frequently listed article categories over the course of the past year, goes to Norris Square. The North Philadelphia neighborhood featured in at least 29 articles during the period. Unlike most neighborhoods that have been featured in the Countdown so far, such as Washington Square West, Francisville, Rittenhouse Square, and Brewerytown, Norris Square does not boast many headline-making marquee projects with flashy renderings. Instead, the district earned its rank through our coverage of its numerous smaller-scale, low- and mid-rise residential proposals, which is the kind of low-key development that comprises much of the city’s ongoing revival. Today we look at some of the most outstanding projects on the drawing boards within the district.

Permits have been issued for the construction of a 22-unit mixed-use development at 2226-34 North Front Street in Norris Square, North Philadelphia. Upon completion, the new building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the pinnacle of the building. The green roof was included in the project to utilize a density bonus that will allow a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs estimated at $2,741,550.
