Construction Tops Out at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philadelphia YIMBY has observed that construction has topped out at a seven-story, 47-unit development at 1118 North Front Street near the junction of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span 44,090 square feet and will feature ground-level commercial space. Permits list US Construction Inc. as the contractor and specify a construction cost of $7.04 million.

Partial permits have been issued for the construction of a seven-story, 84-unit mixed-use building at 130 West Girard Avenue in Northern LibertiesLower North Philadelphia. The structure will span a triangular block bound by Girard Avenue to the north, North Howard Street to the east, and O’Neill Street to the southwest, replacing a bank and its associated parking lot. Designed by Studio HS4, the structure will feature 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and parking for 11 cars and 28 bicycles. Permits list the Ferraro Construction Group as the contractor.

Permits have been issued for the construction of The Frankford, a six-story, 107-unit mixed-use residential and retail development planned at 1120 Frankford Avenue (alternately 1120-36 Frankford Avenue Parcel H) in Fishtown. The project spans a through-block lot between Frankford Avenue and Dunton Street, half a block south of Girard Avenue. Designed by BLT Architects, the building will hold 87,200 square feet, of which around more than 10,000 square feet will account for retail on the two lower floors. Permits list US Construction as the contractor and specify a construction cost of $15 million.
