Permits have been issued for the construction of a three-story, three-unit multi-family building at 1301 Ridge Avenue in Poplar, North Philadelphia. The building will span a footprint measuring 994 square feet and will hold 3,814 square feet of interior space, which translates into spacious apartments measuring well over 1,000 square feet each. The structure will be fully sprinkled. Permits list Greenway Plaza LLC as the owner, Brett Harman as the design professional, and Liu Construction LLC as the contractor. Construction costs are listed at $380,000.

Renderings have been revealed for a 63-unit multi-family development located at 813 North Broad Street in Poplar, North Philadelphia. Designed by Landmark Architectural Design, the building will rise four stories tall. The residential space will occupy 58,139 square feet. There will be 13 parking spaces included in the development, as well as 30 bike spaces.

Permits Issued for 152-Unit Development at 900 North 8th Street in Poplar, North Philadelphia

Permits have been issued for the construction of two multi-family developments at 900 North 8th Street in Poplar, North Philadelphia. The larger of the buildings will be situated at 901-965 North 9th Street. The building will rise five floors tall and include a commercial space. 152 residential units will be situated within the building with each set to be an apartment according to the permit. The structure will be separated into multiple wings and connected by a pedestrian walkway. In total, the building will hold 118,541 square feet of space. Construction costs are estimated at $11,854,100. The other structure will be situated at 900-18 North 8th Street, and will also rise five stories tall. A commercial space will be included in the building, as well as 60 residential units, with each planned to be an apartment according to the permit’s listing. A roof deck is planned on the building at the second floor. Twelve surface parking spaces will be included with the building, with two set to be accessible. Additionally, the building will also have 20 bike spaces. In total, the structure will hold 48,275 square feet of space, with construction costs estimated at $4,827,500.

The Poplar neighborhood in North Philadelphia continues to grow, with new developments nearing completion, under construction, or in planning. At 900 North Street, a project called The Delilah will consist of two buildings connected by sky bridges. Designed by Cosica Moos Architecture and developed by the APOM Holdings, the project will feature the east building rising to a total height of 134 feet and 11 stories, while the west building will rise 154 feet and 12 stories. The development is sited across from The Poplar, which YIMBY recently covered in a tour.

In an encore to our Piazza Terminal tour last month, Philly YIMBY recently visited another property developed by Post Brothers, a nearly complete, 10-story, 285-unit residential complex dubbed The Poplar, located at 900 North 9th Street in Poplar, North Philadelphia. The factory loft has been standing since 1918, and a renovation has been in progress since the developer acquired the property in 2017. The renovation by Cosica Moos Architecture will yield luxury apartments and interiors, while the exterior now features a new shade of blue. The building also has expansive amenity spaces, including a roof deck that features swimming pools and an incredible view of the skyline. Construction work has nearly wrapped up at The Poplar at 900 North 9th Street in Poplar, North Philadelphia, converting the prewar structure into residential space. Formerly known as the Quaker Building, the structure stands 11 stories tall next to the elevated SEPTA regional rail rail line, and was completed in 1918 as a factory loft. The 285-unit conversion project has been designed by Cosica Moos Architecture and developed by the Post Brothers, which is also responsible for the massive Piazza Terminal project in Northern Liberties.

The building will offer 11,130 square feet of commercial space at the ground floor, 31 parking spaces, and 50 spaces for bicycles. A 134-foot-tall, 11-story tower will rise next to a 154-foot-tall, 12-story tower to the west, the latter of which appears as a set of two towers connected with sky bridges.
