As seen in a recent site visit by Philly YIMBY, renovation and expansion has been completed at a three-story prewar rowhouse at 3926 Haverford Avenue in Mantua, West Philadelphia. The development stands at the south side of the block between North 39th Street and Lancaster Avenue. With Haverford Square Designs as the renovation architect, the 3,000-square-foot building gained an additional 1,200 square feet via a rear expansion, and now houses six residential units. Permits list Haverford Sq GC LLC as the contractor and specify a construction cost of $45,000.

As confirmed via a recent site visit, construction work has not yet started at a three-story, 20-unit residential building at 3611 Haverford Avenue in Mantua, West Philadelphia, though permits had been issued around last December. The building is proposed at a vacant lot on the north side of the block between North 36th and North 37th streets. The development will span 15,800 square feet of interior space (lending an average of just under 800 square feet per unit) and will feature full sprinkling. Permits list the Philadelphia Redevelopment Authority as the owner, Joseph W. Healy, RA as the design professional, and Buckley Futures LLC as the contractor. Construction costs are specified at $2.5 million.

The building is projected to rise four stories tall, with a commercial space to be located on the ground floor and residential units above. The building will also feature a roof deck. In total, the structure is expected to yield 10,700 square feet of interior space and cost an estimated $1.25 million to build.

YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in MantuaWest Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.
