Designed by Ruggiero Plante Land Design, the development will span 40,325 square feet and will offer several thousand square feet of commercial space as well as a residential component that includes four affordable units. Permits have been issued for the construction of a four-story, four-unit apartment building at 2333 Germantown Avenue near Temple University in North Philadelphia. The structure will replace a vacant lot on the east side of the block between North 7th Street and North 8th Street. Designed by 24/7 Design Group, the wood-framed building will rise 38 feet to the top of the main roof, 41-and-a-half feet to the parapet, and 46 feet to the top of the pilot house. The property will feature a basement and full sprinkling. Permits list Turtle International Incorporated as the owner, Ken Group LLC as the contractor, and a construction cost of $230,000.

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

The stunning resurgence of the long-devastated interior of North Philadelphia East continues unabated. Following a string of recent residential submissions in the immediate vicinity, permits have been issued for yet another addition to the neighborhood, this time at 2421 North 7th Street. The building will replace part of a large vacant lot situated on the east side of the block between West York Street and West Cumberland Street, a few blocks to the northeast of Temple University. The submission calls for a ground footprint of 1,280 square feet, interior area of 2,559 square feet (which translates to around 850 square feet per apartment), and a roof deck. Permits list Old Kensington Holdings L. as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor, the latter being a team behind many of the recently-proposed surrounding developments. Construction costs are specified at $180,000.
