Permits have been issued for the construction of a three-story, eight-unit multi-family building at 2431-33 North 7th Street in North Philadelphia East, on a stretch of the street covered in a recent YIMBY feature. The building will replace a vacant site on the east side of the block between West York Street and West Cumberland Street. The structure will span a ground footprint of 5,209 square feet and will contain 10,000 square feet of interior space, translating to apartments averaging slightly over 1,000 square feet each. Permits list Cheryl L. Palina and Michael A. Palina as the owners and JPL Construction Inc. as the contractor (the latter is also listed for three of the four buildings covered in the feature story). Construction costs are specified at $1,257,000.

During the postwar period, Philadelphia has undergone a period of depopulation and saw numerous demolitions. Neighborhoods were affected to widely varying degrees, with some remaining largely intact and others losing blocks upon blocks of their housing stock. Thankfully, the trend has reversed back to growth during the past couple of decades. Today we look at how four relatively minor buildings approved at North 7th Street in North Philadelphia East will help turn the tide in a long-neglected neighborhood.

Upon completion, the building will rise five stories tall. A roof deck will be located at the top of the structure. The building will hold 9,156 square feet of space and cost an estimated $900,000 to build.

The project includes the complete change in use of the existing four-story prewar building with 22 residential units added to the property. The building includes a total of 17,305 square feet of space. Construction costs are estimated at $1.5 million.

The structure will span a 1,222-square-foot footprint and will offer 3,494 square feet of floor space, which lends an average of 1,165 square feet per unit. The proposal calls for a cellar and a roof deck, which will likely offer sweeping views of the skyline due to a lack of taller buildings or other obstructions in the vicinity. The building will include 3,688 square feet of floor space and will feature a basement and a roof deck. EV Development LLC is the contractor. Construction is expected to cost $252,000. Fewer details are available for 2132 North 2nd Street, which will rise from a 1,000-square-foot footprint and will also feature a basement and a roof deck. 2nd Street Developers LLC is the owner for both properties.
