Completion Approaches at One Dock Street in Society Hill, Old City

Philadelphia YIMBY recently visited One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City, to document finishing touches going up at the skyline-altering tower. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and specify a construction cost of $66.55 million.

Permits Issued for 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia

Permits have been issued for the construction of a four-story, 22-unit mixed-use building at 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia. The development is proposed on the western corner of the intersection of Woodland Avenue and South 71st Street. Designed by Mass Architecture Studio, the building will span 34,285 square feet, of which around 14,200 square feet will be used for business and medical office space. Project features will include a green roof, as well as parking for nine cars and ten bicycles. Permits list Andrew Ferguson as the contractor and indicate a construction cost of $3.5 million.

Foundation Work Underway at 316-20 South 11th Street in Washington Square West, Center City

A recent site visit by Philly YIMBY has revealed that construction of foundations is well underway at a nine-unit townhouse complex at 316-20 South 11th Street in Washington Square West, Center City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Permits have been issued for the construction of a three-story, five-unit residential building at 2251 North 33rd Street in Strawberry Mansion, North Philadelphia. Designed by 24/7 Design Group, the building will rise on the east side of the block between West Susquehanna Street and West Dauphin Street, near the intersection of 33rd and Dauphin streets and across from Fairmount Park. The structure will span 3,500 square feet, which yields around 700 square feet per average unit. The building will feature full sprinkling, a cellar, and a roof deck. Permits list Lindsay Patterson as the owner, Edge Construction Services LLC as the contractor, and a construction cost of $600,000.

A recent site visit by Philly YIMBY has revealed that construction is nearly complete at a four-story, two-family building at 1939 Bainbridge Street in Graduate Hospital, South Philadelphia. The structure stands at the northern side of the block between South 19th and South 20th streets and replaces a stately prewar rowhouse. According to permits, the new building’s footprint spans 684 square feet and the interior spans 3,392 square feet, lending a sizable average of nearly 1,700 square feet per unit. Features include full sprinkling, a basement, rear balconies, and a rooftop deck, which likely offers sweeping views of the nearby Center City skyline. Permits list MCG Investments 1939 Bain as the owner and Gerard McGeary as the contractor.
