Philadelphia YIMBY’s recent site visit has confirmed that construction work has been completed at The Skylar, a three-story, four-unit mixed-use building at 1601 Frankford Avenue in Fishtown. Designed by Ambit Architecture and developed by Stamm Development Group, the building stands at an oblique corner of Frankford Avenue and East Oxford Street and will span 5,910 square feet, which will include ground-floor commercial space, a cellar, and a roof deck. Construction costs are listed at $1.15 million.

Philadelphia YIMBY’s recent site visit has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

The structure rises on the east side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates and developed by Design Pro Development, with GRIT Construction as the contractor, the structure spans 29,042 square feet and features ground-level retail as well as residential amenities such as parking, a fitness center, and a roof deck. Permits list a construction cost of $4 million.
