Site Awaits Construction of 49-Unit Building at 200 Race Street in Old City

No progress has been made yet at 200 Race Street in the Old City section of Center City, where a six-story, 49-unit mixed-use building was proposed some time ago. YIMBY last reported on the development September 2020. Although we were excited by the attractive, high-density development designed by Ambit Architecture, in the year-plus span that has passed since, no permits have been filed for neither demolition nor new construction. As expected, our recent site visit also revealed no activity at the site, with the two single-story retail structures still standing, although both appear to be shuttered and vacant.

Demolition Pending at Site of Blue Ivy Hotel at 122 South 11th Street in Midtown Village, Center City

A few years ago, circa 2019, plans were announced for a 14-story, 86-room hotel to rise at 122 South 11th Street in Midtown Village, Center City. Since that time, progress on the project has been moving at a snail’s pace, which may be explained by economic uncertainty and a hospitality industry crisis that rolled in the following year. Still, development appears to be ongoing, both in terms of filing activity and on-site action, minimal as it may be. Our recent site visit revealed that the joined pair of low-rise buildings that stands at the site has not yet been demolished, though both appear shuttered, stripped down, and likely gutted.

Philadelphia YIMBY Reveals Updated Skyline Massings for Harper Square in Rittenhouse Square, Center City

Over the past year, several new proposals for the city of Philadelphia have been revealed that will make a significant mark on the skyline. One of these is situated in Rittenhouse Square in Center City, where a project was revealed at 113-121 South 19th Street. The development, known as Harper Square, will dominate the neighborhood along with the nearly-complete Laurel Rittenhouse. Designed by DAS Architecture and Planning, the residential tower will stand 611 feet and 54 stories tall, and will include 215 units. The slender high-rise is being developed by Pearl Properties, which also developed The Harper, another residential tower located nearby. Permits Issued for 63-Unit Building at 26 South 42nd Street in University City, West Philadelphia

Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.

Developer Parkway Corporation is looking to redevelop a 39,564-square-foot parking lot at 735 Arch Street in Market East, Center City, into a building that may yield 197,820 square feet with a floor-to-area ratio of 5:1. No permits have been filed for the site nor have any specific proposals, if they exist, been revealed to the public. It appears that Parkway is currently seeking a development partner or anchor tenant, given that the parcel is listed in its “opportunities” section. The lot is situated within a Federal Opportunity Zone, an economic development program that encourages investment in specially designated “distressed areas” by providing major tax incentives to developers.
