Steel Erection Continues at Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia

Construction is making progress at the Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia, where several steel beams have been erected. Developed by Hightop Development, the seven-story project will extend help create a sense of canyon-like enclosure at South Broad Street. The building will feature retail space at the ground floor and 54 residential units above.

A small commercial building previously stood at the site, with a parking lot to the north of the structure. The structure was occupied by a KFC restaurant before it closed. The building had stood at the site since at least the late 1960s and was left unoccupied for years. In 2016 the property went up for sale and was quickly purchased in April. The structure was eventually torn down by the end of November 2019.

Foundation work commenced in 2020 with excavation going down the site to form the concrete mat. The foundation then had been completed for some months now, and the last update from March showed multiple steel beams placed around the perimeter of the foundation. By now, more concrete and rebar has been laid down to secure the beams in place. Eventually, more beams will rise above the property to the east.

The project may be completed by late 2022 or 2023.

  2. Broad & Bainbridge streets?

    I certainly don’t see any canyon effect in that area.

  3. While this looks like it might be a good building, I’m afraid you’d need to add about 20 floors on top of it to ever develop a “canyon”. Plus, there would need to be many other tall buildings around it.

    • Agreed.

      There is no on sight parking and the residents would be facing a gas station across the street.

      If there’s a canyon affect, it would be further north towards City Hall.

  4. Is the steel structure going up or not? If not, its due to a shortage of steel due to coronavirus protocols being followed by steel producers or a very hot demand for steel that production cannot complete with demand
