Permits have been issued for the construction of a three-story, three-unit residential building at 4080 Olive Street in Belmont, West Philadelphia. The structure will replace two joined vacant lots located at the southwest side of the block between Fairmount Avenue and North 41st Street. The new building will span 3,552 square feet and feature a basement. The project team consists of Hong Da Development as the owner, Sky Design Studio, as the architect, and Hong Da Construction as the contractor.
Construction costs are listed at $100,000, lending a total of around $28 per interior square foot. Permits allocate $80,000 toward general construction and $20,000 for excavation work.
Spanning lots number 4080 and 4082, the new structure will measure 24 feet wide and 4 feet deep, with a 13-and-a-half-foot-deep rear yard. The ground floor will be raised four feet above the sidewalk, accessed by an off-center stoop.
The structure will stand 32 feet high to the main roof, six feet lower than the permitted maximum height at the lot; floor-to-floor heights will span nine feet in the cellar and at the ground level, and ten feet on the floors above. Surprisingly, the rather sizable roof will not feature a roof deck, a measure that likely contributes to the building’s lower-than-average construction cost.
Situated on a block predominantly comprised of rowhouses, the extra-wide design utilizes an off-centered 12-foot-wide brick facade in the middle. The gesture emulates the scale of nearby rowhouses, though it does leave two rather awkward, windowless vertical metal panel bands on either side, measuring rour and seven feet wide, respectively.
4080 Olive Street is rather centrally located, sitting a block north of Lancaster Avenue, a major commercial corridor that houses the route 10 trolley and route 43 bus. University City may be reached via a 12-minute walk to the south.
