As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.
In the past, several iterations have been floated for development of the block, which is situated on the south side of Market Street between South 21st and South 22nd streets. Since no new activity, permit or otherwise, has taken place at the project since YIMBY began covering the development in 2020 (a parkin g lot continues to operate at the site as it did two years ago), we may assume that the project has been shelved or at least put on an indefinite hold.
Given the site’s large footprint and central, transit-accessible location, we hope to see development progress at 2100 Market Street in the near future.

Hopefully the design changes again. I do not think this lot will be developed for a while since Brandywine seems to be focusing their efforts in university city. Brandywine also needs to focus getting space leased at commerce square which has seen a bunch of departures.

Brandywine doesn’t build unless they have an anchor tenant or apartments to justify development (see Schuylkill Yards)
Philadelphia has a hard time attracting major center city businesses. The only new commercial buildings have been Comcast and Morgan Lewis.
You should do a year end review of how many building proposals vs. How many actual building starts. I’m curious what the % is. You may have to use a broader timeline for the starts so its greater than 1%.

It looks like they put a hat on two brick buildings. I will personally lease space if they get rid of that stupid memorial they built.
Not sure I like it but I at least like that they are daring to do something a little more interesting than the 2 Comcast towers and the Laurel. Honestly thought we were on a roll with the 3 Cira Center buildings, at least until they ruined the southern most one with that logo that sticks out like a swollen dislocated sore thumb, but then most of the new build builds are all pretty bland and all too similar.
