Construction Still Pending at 1301 Market Street in Market East, Center City

Philly YIMBY recently visited the site of a long-stalled proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Construction Still Pending at 21M in Center City West

As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Construction Anticipated at Schuylkill Yards East in University City, West Philadelphia

A recent site visit by Philly YIMBY has discovered no significant signs of new construction at the 513-foot-tall, 34-story tower proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by Practice for Architecture and Urbanism and developed by Brandywine Realty Trust and Drexel University, the red-clad high-rise will be the latest addition to the $3.5-billion, multi-building Schuylkill Yards development currently in progress in University City, adjacent to the Drexel campus. The tower at 3001 JFK Boulevard will feature 930,000 square feet of floor space, mostly office with 6,600 square feet allocated to retail, and will aim for LEED Silver certification.

Construction Anticipated at Two Cathedral Square in Logan Square, Center City

Last year, plans had been unveiled for Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. No permits have apparently yet been filed, so we did not expect to see any construction progress at the site, yet we still recently paid a visit to the location to check on its status, as we show in the photos below.

Development Anticipated at 1100 Wharton Street in Passyunk Square, South Philadelphia

Last July, Philly YIMBY shared the plans for a mixed-use development at 1100 Wharton Street in Passyunk SquareSouth Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex is anchored with a new six-story, 162,335-square-foot building with a 20,000-squarte-foot supermarket at the ground floor, 155 residential units, and a 4,000-square-foot roof deck. The development will also include a thorough rehabilitation of the block, which is also home to Wharton Lofts, a 71,360-square-foot mixed-use building with 45 residential units, a 51,010-square-foot office building, and 18,616-square-foot police station, and a fire station. The fire station, located at the northeast corner of South 12th Street and Reed Street, across from Columbus Square Park, will be demolished and relocated into a new building on the east side of the block at the intersection of South 11th and Reed streets; the six-story mixed-use building will rise in place of the fire station. In total, the block will hold 239 parking spaces, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces. Recently YIMBY has visited the development site and extensively documented its existing conditions to share with our readers.
