A recent site visit by Philadelphia YIMBY has noted that construction is complete at a four-story, ten-unit mixed-use building at 2966-68 Richmond Street in Port Richmond, Kensington. The development rises on the north side of the block between Ann Street and East Indiana Avenue, across from the Interstate-95 aka the Delaware Expressway. Designed by KJO Architecture, the structure holds 9,745 square feet of interior space, of which 2,000 square feet are allocated for as commercial. The remaining 7,745 are residential, lending an average of just under 775 square feet per unit. Permits list A Frame Management LLC as the contractor and specify a construction cost of $1.6 million.

Site Prep Starts at 1700 North Front Street in Fishtown

After a yearlong-plus wait since the original reveal of the renderings, construction site preparation work has finally commenced for a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown. Following a gradual arrival of construction equipment onto the site, excavators have recently begun to tear up the blacktop of the block-spanning parking lot that spans the large site bound by the elevated-train-capped Front Street to the east, Cecil B. Moore Avenue to the south, Hope Street to the west, and Palmer Street to the north. Designed by NORR, the 172,844-square-foot structure will hold 123,218 square feet of residential space and 16,429 square feet of retail. The residential component will consist of 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The development will also feature 70 bicycle parking spaces.

Fishtown Takes the 20th Place on Philly YIMBY’s First Anniversary Countdown

Philadelphia YIMBY’s month-long First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, makes it past the one-third-of-the-way mark as it finds the neighborhood of Fishtown at the 20th place, with a total of 40 category tags. It is hardly surprising to see this well-known, long-running development hotspot among last year’s top 20 most frequently mentioned categories. If anything, it is impressive that the increasingly built-out neighborhood is still churning out new development at such a consistent rate even after more than twenty years of steady growth.
