The Hamilton’s Second Tower Tops Out at 1500 Hamilton Street in Franklintown, North Philadelphia

The second tower has topped out at The Hamilton, a 599-unit residential development located at 1500 Hamilton Street in Franklintown, North Philadelphia. Designed by Bower Lewis Thower Architects and developed by Community College of Philadelphia and Radnor Property Group, the 197-foot-tal, 16-story building stands taller than the 147-foot-tall, ten-story phase one building to the west. The first holds 279 units inside the tower, while phase two will feature 320 units. Located near the CBS 3 News headquarters, the pair of bulky, gray and yellow buildings brings a mix of color as well as density into the area.

At number nine on Philly YIMBY’s December 2020 Development Countdown is 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners and Bower Lewis Thrower Architects and developed by Midwood Investments and Development, the building will rise 445 feet and 32 floors and include 448 residential units. The tower will replace a group of low-rise buildings and add color to the area with its bright design.

One Dock Street Awaits Construction in Society Hill, Old City

The tenth-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 380-foot-tall, 31-story One Dock Street in Society Hill, Center City. Designed by Bower Lewis Thower Architects, the proposal shares the address with the adjacent Philadelphia Marriott Old City and will feature 272 rental units. The building will stand just to the east of I.M. Pei’s 309-foot-tall Society Hill Towers, which in 1964 sprung into the skyline of Old City, one of the city’s oldest districts. Our recent site visit revealed no progress at the site as of yet.

Permits have been filed for the construction of a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Commercial space will be included in the ground floor, likely on South 9th Street, which is a major commercial corridor. Designed by BLT Architects, the building will hold 204,351 square feet of space. Accessory parking spaces will be included in the development . Construction costs are estimated at $52 million. Hunter Roberts Holdings LLC is listed as the contractor.

Construction continues at Live! Casino and Hotel at 900 Packer Avenue in the Sports Complex district in South Philadelphia. Developed by The Cordish Companies and Greenwood Racing and Entertainment and designed by Bower Lewis Thrower Architects, the building that will be Philadelphia’s second casino will feature 1.5 million square feet of space and will generate over $2 billion in annual economic impact. The three-story casino will offer 2,200 slot machines and over 125 live action table games, and the 215-foot-tall, 14-story high-rise feature 215 rooms overlooking Citizens Bank Park, the Philadelphia International Airport, the Delaware River and the city skyline.
