Philly YIMBY’s recent site visit to the 27-unit residential project under construction at 2100 Hamilton Street revealed that cladding has reached the top of the 11-story structure, though progress has slowed down since our last site visit. Designed by Philadelphia based architects Cecil Baker + Partners and developed by Bock Development Group, the building stands in the Franklintown neighborhood in North Philadelphia near Logan Square in Center City to the south. Last year, the structure reached its full height of 115 feet and is on its way to becoming the latest luxury development in a neighborhood that rarely sees new construction.

A rendering has been revealed for 1451 North Broad Street, a 230-foot-tall residential building proposed in Yorktown, North Philadelphia, in the Temple University area. Designed by Philadelphia-based Cecil Baker + Partners and developed by 1451 North Broad LLC, the 19-story building will yield 225 units as well as 5,000 square feet of ground-floor retail space, 21 parking spaces, and amenities on the second floor including lounges and an outdoor deck.

The latest addition to the Temple University area skyline is The Nest, a 215-foot-tall, 17-story student housing building at 1324 North Broad Street in Cecil B. Moore, North Philadelphia. Designed by the Philadelphia-based Cecil Baker + Partners and developed by developed by Brock Development Group, the development is called The Nest and provides 192 units of student housing, which can accommodate up to 500 students. The first floor features retail space, while the second floor holds amenity space, a fitness center, lounges, and an outdoor terrace.

Demolition preparations are underway for Broad + Pine, a 361-foot-tall tower proposed at 337 South Broad Street in Washington Square West, Center City, and number 16 on Philly YIMBY’s December 2020 Development Countdown. Designed by Cecil Baker + Partners Architects and developed by Dranoff Properties, the tower will stand 28 stories and yield 56 condominium units. The site, which is located at the northeast corner of Broad Street and Pine Street, is currently occupied by a three-story prewar building that once housed retail and a parking garage.
