Construction is making rapid progress at Innovator Village at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. Upon completion, the development will hold 90 residential units, a mixture of townhomes, duplexes, quadplexes and apartments in a 56-unit mixed-use structure. When YIMBY reported on the development in December, groundbreaking was underway and the project began construction at its prominent location on Washington Avenue.

Permits have been issued for the construction of a multi-family building at 1507 Christian Street in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the building will stand four stories tall and feature a roof deck. Five luxury condos will be situated within the project. The building will offer 6,168 square feet of space and cost an estimated $375,000 to build. YIMBY first shared the project with readers in January when a rendering was revealed.

Permits have been issued for the construction of a four-story, 18-unit residential structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The building will will also include 24 parking spaces, 20 of which are set to be mechanical, a retail space set to be occupied by a restaurant, and a roof deck that will offer sweeping views of the Philadelphia skyline. The development will hold 36,336 square feet of space and cost an estimated $3,633,600 to build.

Construction is underway at Bloc24, a mixed-use building located at 613 South 24th Street in Graduate Hospital, South Philadelphia. The development will stand five stories tall and can be built by right due to the proposed supermarket at the ground floor. Eight residential units are proposed on the floors above, each set to be market-rate.

Last week, the Children’s Hospital of Philadelphia (CHOP) has unveiled two new high-rise proposals, one at (tentatively) 3401 Civic Center Boulevard in University City in West Philadelphia, and another across the river at 690 Schuylkill Avenue in Schuylkill, South Philadelphia.

The building will span a 4,300-square-foot footprint and hold 18,348 square feet of space as well as four bicycle spaces and a roof deck. The development utilizes a mixed-income bonus. Hunter Investments LLC is the listed owner. Construction costs for the project are estimated at $1,701,000.

Innovator Village has broken ground at 2401 Washington Avenue in the Graduate Hospital neighborhood of South Philadelphia. Developed by Philly Living, the project will consist of 86 luxury homes within a five-story multi-family structure and a number of single-family homes. The retail portion along Washington Avenue will span 15,000 square feet of retail is included in the project along Washington Avenue.

Major Developments Coming to the Broad and Washington Area in Graduate Hospital, South Philadelphia

The intersection of South Broad Street and Washington Avenue in the Graduate Hospital neighborhood in South Philadelphia is one of the busiest in the city, yet has remained underdeveloped for a long time. However, a series of recent projects are adding significant density to the junction. Broad and Washington, 1113 South Broad Street, and 1223-45 Washington Avenue will add around 1,500 residential units, in addition to the 300+ that were recently added with Lincoln Square. In a span of around ten years, the intersection will take on a completely new look.
