Permits have been issued for the construction of a four-story, eight-unit mixed-use building at 2059 Germantown Avenue near Temple University in North Philadelphia East. The development will rise from a vacant lot at the southeast corner of the intersection of Germantown Avenue and Diamond Street. Designed by Plato Marinakos of Plato Studio, the building, alternately known as 2059-63 Germantown Avenue, will span 16,121 square feet and will feature 1,297 square feet of commercial space, elevator service, a cellar, and a roof deck, which promises to offer sweeping skyline views thanks to the structure’s prominence. Prestige Design is apparently both the owner and contractor, with permits listing Prestige Design on Germantown as the owner (at least on the blueprints; Amorski Investments LP is listed as the owner on the Department of Licenses and Inspections website) and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $1.8 million.

A recent site visit by Philly YIMBY has revealed that construction is underway at a three-story, 44-unit multi-family building at 720-30 West Berks Street in North Philadelphia East near Temple University. The development, situated at the southwest cornet of West Berks and North Franklin streets, will span 41,302 square feet upon completion, and will feature full sprinkling. Permits list T N Ward Company as the contractor and a construction cost of $5.9 million.

Designed by Designblendz, the building will rise five stories tall, with a commercial space on the ground floor and a roof deck. In total, the structure will hold 14,225 square feet of space, with construction costs estimated at $3 million.

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area.
