Over the course of the past three decades, many high-rise projects have been proposed along the Delaware River, yet most bit the dust before construction had ever begun. One of these is the 915-foot-tall, 66-story Bridgeman’s View Tower planned in 2007 at 900 North Delaware Avenue in Northern Liberties, North Philadelphia, a surprising location for such a tall skyscraper proposal, given the area’s then-lowrise profile. Designed by Studio Agoos Lovera and developed by Marc Stien, Ryan Roberts, and an undisclosed North Jersey real estate investment team, the tower was planned to feature a mix of residential office, hotel, and retail space, with 794 condominiums and 200 to 300 boutique hotel rooms.

Permits have been issued for the construction of a 12-story, 373-unit mixed-use tower at 521 Spring Garden Street in Northern Liberties, North Philadelphia. Designed by BLT Architects, the building will contain 477,704 square feet of floor area and will include three commercial spaces at the ground floor. The project will cost an estimated $88 million to build.

280-Unit Tower Proposed at 1021 North Hancock Street in Northern Liberties, North Philadelphia

The Northern Liberties neighborhood of North Philadelphia is seeing a massive surge in residential development. A 188-foot-tall, 14-story high-rise proposed at 1021 North Hancock Street will join a cluster of large buildings in progress in the surrounding area. Despite its relatively modest height, the 231,650-square-foot building will hold 280 residential units, making a massive impact on the area. The development will also feature retail space on the first floor. The building is designed by Philadelphia-based DIGSAU and redeveloped by Post Brothers, which is responsible for the gigantic Piazza Terminal under construction project a block to the north.

Construction Progresses on Liberty Triangle in Northern Liberties, Philadelphia

Construction is progressing quickly on Liberty Triangle at 1102-48 North 2nd Street in Northern Liberties, North Philadelphia. The project will include 84 residential units within two separate structures. The buildings will stand up to six floors tall on an irregularly-shaped site formed by the diagonal Germantown Avenue. Exterior work is wrapping up at Liberty Flats, a multi-family development located at 526 Brown Street in Northern Liberties, North Philadelphia. The development rises six stories and includes 36 luxury condos, with a mix between one- and two-bedrooms. The ground floor will feature 3,000 square feet of retail space. Residents will have access to a total of 14 parking spaces as well as a storage unit for each condo, located in the cellar of the building. A rooftop deck will offer nearly 2,000 square feet of patio space and boasting great views of the skyline. Trinity Realty Companies is the developer.
