Yesterday’s entry outlined at the neighborhood’s history and general composition. Today we look at Northeast Northern Liberties, a former industrial hotbed turned no-mans-land that is now rapidly transforming into a major urban hub, and some of the challenges that the emerging district still needs to address.

Northern Liberties Scores the 18th Place on Philly YIMBY’s First Anniversary Countdown

The Northern Liberties neighborhood in North Philadelphia finds itself at the 18th place on Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year. The district’s ranking within the Top 20 is hardly surprising, given its significant extent, central location, proximity to the waterfront, ample prewar built stock, and widely available development-ready land. These factors have fueled the area’s resurgence since the 1990s, and growth continues unabated in the district to this day, with plenty potential still to spare.

Permits have been issued for the construction of a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. The building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are listed at $10.5 million.

Renderings have been revealed for a 185-unit mixed-use development at 310 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by T + Associates Architects, the building will rise six stories tall, with 8,618 square feet of commercial space facing Girard Avenue on the ground floor, as well as 1,680 square feet of amenities. The development will feature 65 parking spaces in an underground garage and a green roof deck.
