Philly YIMBY’s recent site visit revealed no signs of new activity at 310-30 West Girard Avenue in Northern Liberties, North Philadelphia, where construction is anticipated for a seven-story mixed-use building. Although no construction permits have yet been filed at the 30,102-square-foot lot, which has sat vacant for around three years as of now, a proposal surfaced earlier this summer. Designed by T + Associates Architects, the development will feature 189 residential units, 10,330 square feet of commercial space, an underground garage with 65 spaces, and parking for 68 bicycles.

Although permits for a multi-family building were issued nearly a year ago, in December 2020, construction has yet to begin at a multi-family building planned at 408-10 North Front Street in Northern Liberties, North Philadelphia. YIMBY’s recent site visit revealed no construction activity at the location, although it also offered a glimpse at the rapidly growing development in the immediate vicinity. Permits for the site list 1833 Realty LLC as the owner.

Activity Spotted at Site of 27-Story Rental Tower Planned at 300 North Christopher Columbus Boulevard in Northern Liberties

Philly YIMBY’s recent visit to 300 North Christopher Columbus Boulevard, the site of a planned 27-story, 360-unit rental high-rise, revealed new, if inconclusive, activity at the surface lot, although no direct signs of ongoing excavation have yet been spotted. Designed by Handel Architects and developed by The Durst Organization, the development will consist of a 316-foot-tall tower with 10,094 square feet of ground-level retail, sited next to a new public park, which is also part of the development. The project is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

Demolition Appears Imminent at Site of Three Mixed-Use Buildings Planned at 711-17 North 7th Street in Northern Liberties, North Philadelphia

In August, YIMBY reported on permits that were issued for the construction of three mixed-use buildings at 711-19 North 7th Street in Northern Liberties, North Philadelphia, which will hold a combined total of 21 apartments. Each structure is planned to stand four stories tall and feature a mix of residential and commercial space, full sprinkling, and a green roof. Building #1 will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings #2 and #3 will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. Our recent visit to the site, which took place three months after the initial filing, reveals signs that demolition may begin soon. For each of the filings, permits list T & C Fairmount LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and Qi Wei Chen as the contractor.

A recent site visit by Philly YIMBY has noted that construction work has not yet begun at a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. The building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are listed at $10.5 million.
