Excavation Underway at 300 North Christopher Columbus Boulevard in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has discovered that excavation work is underway for a 315-foot-tall, 24-story tower at 300 North Christopher Columbus Boulevard in Northern Liberties. The development will span nearly an entire city block, bordered by North Christopher Columbus Boulevard to the east, Vine Street to the south, Water Street to the west, and Callowhill Street to the north. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

Permits have been issued for the construction of a five-story, ten-unit mixed-use building at 1139-41 North 3rd Street in Northern LibertiesNorth Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the new building span 15,324 square feet and feature roof decks accessible via pilot houses. The ground and basement levels of the building will house a commercial/industrial space. Some apartments will have access to partially covered parking space at the building’s rear. Permits Issued for 16-Unit Building at 633 North 5th Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a four-story, 16-unit mixed-use building at 633 North 5th Street in Northern Liberties, Lower North Philadelphia. The development will apparently replace a pair of three-story prewar rowhouses situated at the southeast corner of North 5th Street and Fairmount Avenue. The new structure will span a footprint of 6,000 square feet and will hold 13,972 square feet of floor area, of which 423 square feet will be allocated for ground-floor commercial space and around 3,000 square feet for storage. The remaining square footage, totaling just over 10,000 square feet, will be residential, which translates to an average of just over 600 square feet per unit. Permits have been issued for the construction of a mixed-use tower at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. Designed by Morris Adjmi Architects and developed by National Real Estate Development and the KRE Group, the new structure will stand 244 feet and 23 stories high, a fairly significant addition to the local skyline. The development will hold multiple commercial spaces at the ground floor and 397 apartments on the upper floors. A garage will hold 105 parking spaces for building residents. A green roof will be located at the top of the tower, which will contain a total of 351,927 square feet of space. Construction costs are estimated at $93 million, according to the permit.
