Philly YIMBY’s recent site visit discovered no signs of demolition nor construction activity at the future site of Mercato, a 13-story mixed-use building planned at 1021 North Hancock Street in Northern Liberties, North Philadelphia. Designed by DIGSAU and developed by the Post Brothers, the 231,676-square-foot high-rise will feature 280 residential units as well as a retail component at the ground floor. A plaza on Hancock Street will contribute much-needed public space in the rapidly growing neighborhood.

Site Prep Underway at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Site preparation is underway for a 13-story, 382-unit mixed-use high-rise at 501 Spring Garden Street in Northern Liberties, North Philadelphia. During Philly YIMBY’s recent site visit, we observed that the single-story, suburban-style mall that previously stood at the site appears to have been entirely demolished. Designed by Bower Lewis Thrower Architects (aka BLT Architects) and developed by RREI LLC, the 153-foot-tall structure will offer 60,810 square feet of retail, providing a significant anchor for the long-desolate yet rapidly up-and-coming southern section of Northern Liberties. Due to construction fencing, it is unclear whether the excavators and other machinery and equipment spotted at the site were in the process of finishing the demolition, clearing the site, or actually starting excavation. In either case, it is evident that work is finally underway at the much-anticipated development.

Gym Still Open at 200 Spring Garden Street, Site of 355-Unit Tower Planned in Northern Liberties

Philly YIMBY’s recent site visit observed a complete absence of construction activity at 200 Spring Garden Street (also known as 200-24 Spring Garden Street), the site of a 13-story, 355-unit mixed-use tower planned in Northern Liberties, North Philadelphia, where a fitness center continues to operate. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side.

Construction Nears Finish at The Block at SoNo at 456 North 5th Street in Northern Liberties

Construction is rapidly approaching completion at The Block At SoNo, a 49-unit mixed-use rental development at 456 North 5th Street in Northern Liberties, North Philadelphia. Designed by ISA Architects and developed by Alliance HP and Callahan Ward, the project is situated half a block south of Spring Garden Street in Southern Northern Liberties (aka SoNo, hence the building name). The four-story building will feature three commercial spaces on the ground floor, 40 apartments, nine live-work units, a shared lounge, and both shared and private roof decks. A recent site visit by Philadelphia YIMBY revealed that the structure is very close to completion, with exterior work almost entirely finished and finishing touches in progress around the development.

Excavation is underway at the site of the six-story, 50-unit mixed-use building planned at 342-54 West Girard Avenue in Northern Liberties, North Philadelphia, as Philly YIMBY’s recent location visit has revealed. Designed by Coscia Moos Architecture and developed by Hightop Real Estate and Development, the 43,010-square-foot project will rise from a 8,124-square-foot footprint and include 2,252 square feet of retail, a basement, full sprinkling, and a parking garage. Permits list Ferraro Construction Group LLC as the contractor and a construction cost of $4 million.
