Philly YIMBY’s recent site visit revealed that completion is fast approaching at The Trinity, a seven-unit luxury condominium under construction at 1621-23 Bainbridge Street in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments (which also acts as the contractor), the development rises four stories tall and will hold seven condominium units upon completion. The brick-clad structure will span 9,754 square feet and feature full sprinkling, balconies, and roof decks. Construction cost is specified at $970,000.

Structural framework has reached the pinnacle at Southbridge Phase Two, located at 701 South 19th Street in Graduate Hospital, South Philadelphia. The building rises four stories tall and holds seven condo units. Developed by Zatos Investments, the building stands next to Southbridge Condos Phase One, which is bringing six residential units to the market, making for a combined 13 units between the two phases.

Groundbreaking Ceremony Held at Station Square at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia

During Philadelphia’s period of rapid growth in the late 19th and early 20th centuries, much of the development in the city’s outer neighborhoods and in the suburbs was driven by the city’s expansive regional rail network. Today the trend is seeing a revival as a number of large developments are currently in progress near various regional rail station across the city and the metropolitan area. One among these is Station Square, a five-story, 49-unit mixed-use development underway at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia. The site sits across the street from the Chelten Avenue Station of the SEPTA Regional Rail. On July 21, 2021, developers Zatos Investments and R+M Development, as well as contractor Tester Construction Group LLC, celebrated the groundbreaking of the building, officially marking the start of construction.

Framing work is making rapid progress on 1507 Christian Street, a multi-family development rising in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the new building will rise four stories tall with a roof deck situated at the pinnacle. Five luxury condo units will be located within the structure, which will hold 6,168 square feet of space in total.
