Designed by Gensler and developed by the PMC Property Group, the building stands next to the Schuylkill River and is part of the two-towered Riverwalk complex. The development is part of a new hub of high-rise buildings underway along and near Market Street.

The 17th Place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last reviewed the project for our last year’s countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Parking Lot Awaits Construction of 328-Foot-Tall, 29-Story Residential Tower at 33 North 22nd Street in Center City West

A 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West takes the 19th place in Philadelphia YIMBY’s December 2021 Development Countdown. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will feature 341 apartments as well as a garage for use both by the building’s residents and customers of the adjacent Trader Joe’s supermarket, which currently uses the future building site for outdoor parking. Philly YIMBY’s recent site visit revealed no construction progress at the site, as we expected given that construction permits have just been issued last month.

23-story Tower Ready for Construction at 2301 John F. Kennedy Boulevard in Center City West

The 24th place on Philadelphia YIMBY’s December 2021 Development Countdown belongs to 2301 John F. Kennedy Boulevard, a 303-foot-tall, 23-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the sleek, curved tower will rise on a slender-wedge shaped lot by the Schuylkill River waterfront and will hold 334,201 square feet of interior space. The development will offer 287 residential units as well as office space and parking for 44 cars and 96 bicycles. A construction permit was issued in late November, specifying a construction cost of $105 million.

As Facade Ascends at 2222 Market Street, YIMBY Looks Back at the Year’s Progress at the 295-Foot-Tall Office Building Rising in Center City West

The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.
