295-Foot-Tall Office Building Tops Out at 2222 Market Street in Center City West

The latest office building to be constructed in Center City since the Comcast Technology Center was completed in 2019 is the one currently rising at 2222 Market Street, located within the rapidly growing Center City West neighborhood. Designed by Gensler and developed by Parkway Commercial Properties, the building has recently topped out and now stands at its full height of 295 feet and 19 stories. The development will hold law office space, with the law firm Morgan, Lewis, Bockius LLP planning to occupy at least part of the structure. The tower is the second high-rise project to go up in the area in recent years, following the topping-out of the two Riverwalk buildings.

The site used to be a parking lot for many years, but a little over a year ago in November 2020 machines arrived at the site to tear up the ground. The foundation was dug out through the winter, and by May a tower crane was erected. By the end of June, steel beams reaching above the second floor were erected and the structure continued to rise for the next few months. Last month, installation began on the stone cladding on the lower floors.

With the steel beams now placed up to the final height of the building, an American flag has been placed at the top to signify the topping. With its angles and cantilevers, the building appears shaped just like the computer model seen in the renderings. The stone cladding now reaches the seventh floor, with glass starting to go up on the first three floors. The building dominates the view from Market Street when looking at Center City from the 30th Street Station and Schuylkill Yards, and all the way from the Girard Point Bridge along the Interstate 95. The building can also be partially seen from the South Street Bridge, ad comes into great view from Spring Garden Street Bridge.
