The building is part of a block-long ensemble that is seeing an increasing number of recent and upcoming demolitions. Designed by JKRP Architects and developed by OCF Realty, the structure will rise six stories tall. Two large commercial spaces will be located on the ground floor, one at 21st Street and the other at 22nd Street. Amenities will include a roof deck and an underground parking garage for residents. In total, the building will hold 195,131 square feet of space. Construction costs estimated at $40 million.

Developed by Zatos Investments, the building stands next to Southbridge Condos Phase One, which is bringing six residential units to the market, making for a combined 13 units between the two phases.

The charming, pedestrian-friendly district continues to expand its real estate offerings largely via new low- and mid-rise residential construction. Many of the new buildings target an upmarket clientele and thus feature elaborate, high-end architectural design.

The building shares its address with Innovator Village, an under-construction development that brings 82 residential units to the area, many of which have already been sold.

Ornate Prewar Townhouse Makes Way for Similarly-Sized Building at 2043 Fitzwater Street in Graduate Hospital, South Philadelphia

Philadelphia’s ongoing construction surge is a major boon for the city, and occasional demolitions are needed for the city’s continued growth. However, some teardowns are rather unfortunate and unnecessary, to put it mildly, particularly when they take down a preservation-worthy edifice in apparently sound structural condition, or when the replacement offers no notable increase in scale, density, or functional use. The proposal at 2043 Fitzwater Street in Graduate Hospital, South Philadelphia, checks off on both of these concerns, where a finely ornamented, contextually appropriate, apparently well-maintained prewar townhouse is being demolished to make way for a four-story, three-unit building that will offer only a marginal boost both in scale and density.
