Designed by JKRP Architects and developed by the Alterra Property Group, the development will include a GIANT supermarket that will span roughly one-third of the 378,000-square-foot structure.

A Detailed Overview of the 196-Unit Mixed-Use Building Proposed at 922 North Broad Street in Francisville, North Philadelphia

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in PoplarNorth Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

The 13th place on Philly YIMBY’s December 2021 Development Countdown goes to Mural West, a 363-foot-tall mixed-use high-rise planned at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, as well as amenities such as a roof deck with potential restaurant space. The tower will bring a dramatic skyline change to lower North Broad Street, where many large developments are underway and proposed.

The 26th place on Philly YIMBY’s December 2021 Development Countdown goes to the 275-foot-tall, 19-story residential tower proposed at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Varenhorst for KFA Investment, the development is proposed on the east side of Broad Street, between Mount Vernon and Wallace streets. No permits have yet been filed, and our recent site visit did not find any signs of ongoing construction activity.
