YIMBY Tours the Piazza Terminal in Northern Liberties, North Philadelphia

Philly YIMBY recently went on a construction site visit to the Piazza Terminal, a mixed-use mega-development underway at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by the BKV Group, the project will contain three main towers, interconnected by lower structures. The complex is being developed by the Post Brothers, which owns the Atlantic Building at 1401 Spruce Street and is also finishing work on The Poplar Apartments. The development’s 1,144 units will greatly expand the amount of residential space available in the area, while its substantial public space will improve the local pedestrian experience.

Steel Ascends at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Philly YIMBY’s recent visit to Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia, has revealed that the steel structure for the second building of the complex is well underway, with two of the eventual six stories already assembled. The structure is located to the north of the first building, which stands four stories tall and is further along in construction progress. Developed by Streamline Development, the project stands within a rapidly developing hub within the neighborhood. The complex will hold a total of 84 units and the structure to the north will include retail space spread out across the ground floor. The units on the upper levels will have larger average sizes compared to the structure to the south.

Designed by Bower Lewis Thrower Architects and developed by Neal and Victor Rodin, the structure will stand 153 feet and 13 stories tall and will feature 373 apartments as well as abundant retail space at the ground floor.

Demolition Work Nearly Finished at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

Demolition work is nearly complete at 918 North Delaware Avenue (aka 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The large site, which used to feature a number of prewar industrial structures, will be redeveloped as a 418,480-square-foot complex with a total of 462 residential units. Designed by L2Partridge and developed by Core Realty, the project will consist of five buildings that will stand seven stories tall, as well as an additional low-rise structure. The buildings will measure 80,995, 101,648, 74,677, 59,799, 95,615, and 5,776 square feet. All will be clad in different shades of brick cladding and glass.

The building will feature a green roof as well as tenant storage and parking for 17 bicycles and nine cars, with one being van accessible and three for electric vehicles. Construction will cost an estimated $10 million.
