Renderings have been revealed for a new mixed-use development located at 1212-16 North Delaware Avenue in Fishtown. Designed by Gnome Architects, the new building will rise seven stories, with one commercial space in the ground floor spanning 1,140 square feet. A total of 62 residential units throughout the rest of the building, occupying 48,700 square feet. The development will include parking for 13 cars (though 11 of these will be off-site) and 21 bicycles. Gnome Architects is the firm behind the project’s design.

A recent site visit by Philly YIMBY has observed that construction work is complete at Ridge Flats, a five-story mixed-use project rising at 4300-26 Ridge Avenue in East FallsNorthwest Philadelphia. Designed by Morris Adjmi Architects, the 180,879-square-foot development will contain around 10,000 square feet of retail space, 142 residential units, 117 partially covered surface parking spaces, and a green roof. Today we analyze the development’s technical details, as outlined in zoning documents and the Civic Design Review submission, such as site plans and zoning table, the Complete Streets Handbook Checklist, and the Civic Design Review Sustainable Design Checklist. Listed under a full address of 1705-41 North American Street and alternatively branded as The Luxe Fishtown (the developer site labels the neighborhood as Fishtown West), the project stands on a through-block lot that spans from North American Street to the west and North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the project will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, an extensive amenity suite, a roof deck, and a garage with space for 44 cars and 72 bicycles.
