Permits have been issued for the construction of a three-story residential development at 2013 Germantown in Norris-Square. The building will be located on a vacant lot, situated on a block bound by Randolph Street, 6th Street, and Diamond Street, facing Norris Street. Plans call for the construction of a three-story wood-frame attached structure to be used as a two-family residential building. The development will yield a total built-up area spanning 2,940 square feet. 24/7 Design Group LLC is listed as the design professional. H&M Development LLC is the permit holder. Permits list MEZ Renovation LLC as the contractor.

Philadelphia YIMBY’s recent site visit has observed that construction is complete at a three-story, three-unit apartment building at 1810 Federal Street in Point Breeze, South Philadelphia. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

Construction Nearly Complete at 825 Bainbridge Street in Bella Vista, South Philadelphia

A recent site visit by Philadelphia YIMBY has confirmed that construction work is nearly complete at a multi-family development at 825-27 Bainbridge Street in Bella Vista, South Philadelphia. Designed by Ambit Architecture, the new building will rise four stories tall, featuring 15 residential units. The building spans 19,200 square feet and will include five bicycle spaces. Construction costs are specified at $3.2 million.

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a five-story, 24-unit residential building underway at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The project rises on the northeast corner of the intersection of Washington Avenue and South 10th Street, just to the north of the Italian Market. Upon completion, The building will span 29,535 square feet and will feature ground-level retail. Permits list TBC LLC as the contractor and Lonny Rossman as the design professional. Construction costs are specified at $4.2 million.

A recent site visit by Philadelphia YIMBY has noted that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City, though permits were issued last year. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Construction Still Pending at 1106-14 Spring Garden Street in Callowhill, Lower North Philadelphia

Philly YIMBY’s recent site visit has noted that construction has still not started at a six-story, 79-unit mixed-use building at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will rise from an L-shaped, 17,543-square-foot lot with frontage on Spring Garden and North 11th streets, though the corner parcel is not included in the project. The 74,587-square-foot development will include below-ground parking for 27 vehicles, retail and residential amenity space on the ground floor, and apartments on the stories above.

Philly YIMBY’s has revealed that construction work is nearing completion at The Azalea, a five-story, 50-unit multi-family development at 6604 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by M Architects and developed by Stamm Development, with Tester Construction Group as the contractor, the building spans 44,625 square feet and will include features such as a fitness center, a garage, and full sprinkling. Permits list Bohler Engineering as the design professional and a construction cost of $8.25 million.

YIMBY Takes an In-Depth Look at Venice Island at 4436-44 Main Street in Manayunk, Northwest Philadelphia

Earlier this month YIMBY shared a recent Civic Design Review submission for Venice Island, a multi-building mixed-use development proposed at 4436-44 Main Street on the Schuylkill River waterfront in Manayunk, Northwest Philadelphia. The complex will straddle both sides of the Manayunk Canal, with buildings on Venice Island and on the mainland connected via a skywalk. Designed by JKRP Architects, the complex will span 144,082 square feet, which will include 1,000 square feet of retail space and 213 apartments. The development will also include 106 covered parking spaces and storage for 151 bicycles. Today we take a detailed look at the development via additional plans, diagrams, and renderings.

YIMBY Shares Landscape Renderings for Children’s Hospital of Philadelphia’s New Patient Tower in University City, West Philadelphia

Earlier this month, Philly YIMBY shared an extensive set of renderings for the Children’s Hospital of Philadelphia‘s New Patient Tower (aka Inpatient Tower) proposal at 3501 Civic Center Boulevard (alternately 515 Osler Circle) in the Medical District in University City, West Philadelphia. Today we present plans and renderings for the site and the landscaping for the project, as seen in a Civic Design Review submission. Designed by Ballinger, with ZGF Architects as the consultant and interiors/clinical architects, the 1.4 million-square-foot facility will cost $1.9 billion to construct, which poises it a major component of CHOP’s $3.4 billion development plan. The new building’s roughly 480 beds will provide a significant capacity boost for its medical campus. At 434 feet and 26 stories in height, the sleek, curvy tower will rise well above the roughly 300-foot high-rise plateau of the Medical District, making a significant impact on the local skyline.

Renovation Work Makes Progress On Paper Factory Lofts In Norris Square, North Philadelphia

Renovation work is making considerable progress on Paper Factory Lofts at 173 West Berks Street in Norris Square, North Philadelphia. The building rises five stories tall, with certain sections rising to a height of six stories. The industrial building was formerly home a paper manufacturer, thus the project’s name, however this business has moved out of the facility. Now, developer Urban Conversions is renovating the building to hold 30 apartments. Interiors will span 28,000 square feet.
