An In-Depth Look at 1600 North Broad Street Apartments Proposed Near Temple University in North Philadelphia

Last month, YIMBY introduced 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development proposed across from the Temple University campus in North Philadelphia; today we take a closer look at information and imagery regarding the project. Designed by JKRP Architects, the structure will rise 189 feet tall, making a significant contribution to the local skyline, and span 238,090 square feet. The project is developed by Bart Blatstein‘s Tower Investments, which also developed the Edge and Avenue North buildings adjacent on either side of the new proposal. A total of 46 parking spaces will be added to the 16 that will be preserved at the site, and 82 bicycle parking spaces will be introduced. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students.

Construction Nears Completion at 1515 West Stiles Street in Cecil B. Moore, North Philadelphia

Philly YIMBY’s recent site visit has revealed that construction work is nearing completion at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development, which has been topped out since last visit, rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Demolition Underway at Historic Columbia Theater in Cecil B. Moore, North Philadelphia

A recent site visit by Philly YIMBY has revealed that demolition has begun at the historic Columbia Theater at 2709 Cecil B. Moore Avenue in Cecil B. Moore, North Philadelphia. The 100-year-plus-old structure, situated at the north side of the block between North 27th and Marston streets, will be replaced by a four-story, 18-unit apartment building. Designed by Kore Design Architecture (KCA), the new development will span 21,030 square feet and feature elevator service, full sprinkling and a roof deck. Permits list Bloomtown Holdings LLC as the owner, GRIT Construction as the contractor, and a construction cost of $3.16 million. The Columbia Theatre, as it was originally known, was built in 1911 in a grand Beaux-Arts style. The massive, dramatic marquee and vertical sign that once adorned its front entrance are long gone. Still present, however, is the symmetrical facade with Palladian and oeil-de-boeuf windows, a garland-adorned crown, and a dentil course cornice. Even the elegant bishop’s crook light sconces continue to grace the structure at the second level. The roughly 30-foot-tall building is at once in scale with the avenue’s rowhouses and offers a distinct sense of urbane grandeur.

Construction has been complete at a three-story, three-unit residential building at 1725 North 21st Street, near Temple University, in Cecil B. Moore, North Philadelphia. Designed by Casalina Design Group, Inc., the structure replaces a vacant lot on the east side of the block between Cecil B. Moore Avenue and West Montgomery Avenue. The development spans 3,480 square feet of interior space, lending an average of over 1,100 square feet per apartment, and features a cellar and two roof decks with sweeping skyline views. Permits list 2323 Cabot Street LLC as the owner and City Suburban Home Builders as the contractor. Construction costs are specified at $325,000.

Permits have been issued for a four-unit multi-family development at 1832 North 22nd Street in Cecil B. Moore, North Philadelphia. Upon completion, the new building will rise three stories tall, with a roof deck at the top. Permits call for 7,247 square feet of space, a seemingly large volume for a rowhouse-sized lot. Construction costs are listed at $275,000, which also appears low for a structure of this size.

Construction has been completed at a four-story, six-unit apartment building at 1721 North 21st Street in Cecil B. Moore, North Philadelphia, near Temple University. Designed by Designblendz, the structure replaces a vacant lot on the east side of the block between Cecil B. Moore and West Montgomery avenues. The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment. Permits list Structure Labs as the structural engineer, Hutec Engineering as the MEP engineer, and GRIT Construction as the contractor. Construction costs are specified at $1.1 million.

Renderings have been revealed for a large mixed-use development situated at 1314 North Broad Street in Cecil B. Moore, within the Temple University area in North Philadelphia. Designed by Wulff Architects, the project involves the renovation of a set of existing, four-story brownstones, with a 13-story addition built at the rear. The expanded building will include 103,493 square feet of floor space. Commercial space will be located on the first through fourth floors, spanning 14,819 square feet of space, as well as 208 residential units. No parking is planned with the development, which is a logical proposal given its prime transit-accessible location.
