YIMBY Shares Floor Plans for Tioga District’s Diamond Health Hub Proposed in North Philadelphia West

In the previous month, YIMBY published a series of renderings and diagrams for Tioga District’s Diamond Health Hub, a five-story, 120-unit mixed-use development proposed at 2024-32 North 22nd Street in North Philadelphia West; today we offer yet more additional graphics and floor plans for the project. The new building will rise from a property bound by North 22nd Street to the east, West Diamond Street to the north, and North Croskey Street to the west. Designed by Oombra Architects, the structure will offer 49,423 square feet of residential space, 10,567 square feet of commercial space, and parking for nine cars and 28 bicycles. The apartments will be designated for mixed-income seniors aged 55 and above.

Permits Issued for 2002 North 22nd Street in North Philadelphia West

Permits have been issued for the construction of a three-story, six-unit apartment building at 2002 North 22nd Street in North Philadelphia West. The structure will replace a vacant lot on the west side of the block between West Norris Street and West Diamond Street. Designed by the 24 Seven Design Group, the building will span 7,344 square feet and will feature a basement and a roof deck. Permits list Efe Holdings as the contractor and specify a construction cost of $800,000.

15-Unit Building Proposed at 2022 North 22nd Street in North Philadelphia West

A three-story, 15-unit apartment building is proposed at 2022 North 22nd Street in North Philadelphia West. The development will replace a vacant lot on the west side of the block between West Norris and West Diamond streets. Designed by Kore Design, the building will span 13,696 square feet and feature several roof decks, a green roof, and full sprinkling. Permits list Kumas Homes as the contractor and a construction cost of $550,000.

Philly YIMBY’s recent site visit reveals that construction work is nearly complete at a three-story, five-unit apartment building at 2710 Ridge Avenue in Brewerytown, North Philadelphia. The development is located on the southwest side of the block between North 27th Street and West Glenwood Avenue. Designed by KCA Design Associates, the structure spans 5,850 square feet and features a basement, full sprinkling and a roof deck. Permits list CRBN LLC as the contractor and a construction cost of $800,000.

Designed by Casalina Design Group, Inc., the structure replaces a vacant lot on the east side of the block between Cecil B. Moore Avenue and West Montgomery Avenue. The development spans 3,480 square feet of interior space, lending an average of over 1,100 square feet per apartment, and features a cellar and two roof decks with sweeping skyline views. Permits list 2323 Cabot Street LLC as the owner and City Suburban Home Builders as the contractor. Construction costs are specified at $325,000.

A recent site visit by Philly YIMBY has confirmed the completion of The Vienna, a five-story, 26-unit rental apartment building at 1539 North 26th Street in Brewerytown, North Philadelphia. The structure rises on the east side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates and developed by Design Pro Development, with GRIT Construction as the contractor, the structure spans 29,042 square feet and features ground-level retail as well as residential amenities such as parking, a fitness center, and a roof deck. Permits list a construction cost of $4 million.

Designed by Designblendz, the structure replaces a vacant lot on the east side of the block between Cecil B. Moore and West Montgomery avenues. The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment. Permits list Structure Labs as the structural engineer, Hutec Engineering as the MEP engineer, and GRIT Construction as the contractor. Construction costs are specified at $1.1 million.

Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. Permits also list Michael Johns as the design professional, BDFS Group Inc. as the contractor, and a construction cost of $2.4 million.

The development will rise on the west side of the block between Ontario and West Tioga streets. Residences will be located on floors two through five. The project will offer parking for six cars and seven bicycles.
