YIMBY Presents Exclusive Concept Massings for 2300-24 Market Street in Center City West

Today Philadelphia YIMBY presents exclusive new massings for the recently revealed residential building at 2300-24 Market Street in Center City West. Designed by Tantillo Architecture and developed by Lubert-Adler, the project, which was revealed over a week ago, will add extra floors to a number of existing structures, further boosting the skyline in an area where a number of projects were revealed over the course of the past year. In total, the building will stand 202 feet tall, or 187 feet tall to the roof, and count 14 stories, including those in the existing buildings. According to the Civic Design Review filing, the structure wills pan 213,268 square feet and will house 222 residential units.

Designing the Tower at Two Liberty Place

Two Liberty Place at 50 South 16th Street in Center City is a 848-foot-tall skyscraper similar in style to the complex’s anchor tower One Liberty Place at 1650 Market Street, with its floor boosted by an extension on the north side of the structure. Designed by Murphy/Jahn and developed by Willard G. Rouse III of Rouse and Associates, the tower was erected in 1988 and stands 58 stories tall. Philly YIMBY looks at the design process through drawings by Helmut Jahn that date to 1986.

Imagining the Philadelphia Skyline with the 1985 Iteration of Liberty Place

On April 5, 1984, Willard G. Rouse of Rouse and Associates announced the proposal of Liberty Place, a complex in Center City that would rise hundreds of feet above the informal height limit set by the 548-foot Philadelphia City Hall. By the next year, Helmut Jahn of Murphy/Jahn Architects finalized the design on One Liberty Place at 1650 Market Street as the design we see today, though Two Liberty Place, The Shops at Liberty Place, and the hotel all differed from their current versions. Today Philly YIMBY takes a closer look at this early iteration of the complex design.

222-Unit Tower Revealed at 2300-24 Market Street in Center City West

A 14-story high-rise has been unveiled at 2300-24 Market Street in Center City West. A new tower will rise as a vertical extension atop multiple preexisting structures, which will have their façades preserved. Designed by Tantillo Architecture and developed by Lubert-Adler, the project will add 200 new residential units in the overbuild to the 22 units in the existing buildings. A total of 173,218 square feet of residential space will take up the majority of the structure, as well as 39,855 square feet of office space and 12,048 square feet of space reserved for a future retail or restaurant tenant. The tower will stand around 187 feet tall to the roof, as shown on its Civic Design Review submission. Eight on-site parking spaces and 52 off-site parking spaces will also be included in the project.

The Comcast Technology Center at 1800 Arch Street in Center City has stood as Philadelphia’s tallest skyscraper since 2017, with a height of 1,121 feet, and Philadelphia YIMBY takes a look at various concepts through schematics and models of the tower before the design was finalized.

Looking Back at the Comcast Center, Philadelphia’s Former Tallest Skyscraper

The Comcast Center at 1701 John F. Kennedy Boulevard is the first of a two-tower complex, which had drastically changed the Center City skyline when it passed the height of One Liberty Place, becoming Philadelphia’s tallest building. The structure was completed in 2008 and stands 974 feet and 58 stories tall, with a concrete core and steel floors. The exterior features high quality, mirror-like glass, a departure from the traditional masonry style that Robert A.M. Stern Architects is known for, as seen in limestone-clad towers such as The Alexander at 1601 Vine Street and 30 Park Place in New York City.

A Look Back at How FMC Tower Elevated the West Philadelphia Skyline

The 736-foot-tall, 49-story FMC Tower at 2929 Walnut Street has stood as one of the tallest towers in Philadelphia since its completion in 2017, with a sharp design that elevates the University City skyline to new heights once seen as barely imaginable for the area. Along with Evo and Cira Green, the tower has given West Philadelphia a dramatic profile with eye-catching good designs. The abovementioned skyscrapers have the same designer, Pelli Clarke Pelli Architects, and all feature angled cuts. Developed by Brandywine Realty Trust, FMC Tower also displays distinctive curvy façades. Nighttime lighting with a red FMC logo topping the north and south faces adds an extra distinctive touch.

Revisiting Visionary Plans for a 30th Street Station District Plan Supertall in University City, West Philadelphia

Several years ago, plans have been revealed for a major megadevelopment to be built on a new deck above the Amtrak railyard on the banks of the Schuylkill River in University City, West Philadelphia. The project is called the Philadelphia 30th Street Station District Plan, as the first phase includes restoration of the historic 30th Street Station. Designed by Skidmore, Owings, and Merrill and developed by Plenary Infrastructure Philadelphia, the master plan shows a large number of high-rises and a supertall skyscraper that would become the tallest, or one of the tallest, buildings in the city.

The Tragic Story of One Meridian Plaza

One Meridian Plaza was a 492-foot-tall, 38-story skyscraper that used to stand on the current site of the Residences at Ritz Carlton and the W/Element Hotel at 1416 South Penn Square in Center City, across from City Hall. The building began construction in 1968 and opened in 1972, just after the construction of the 1980’s skyscraper boom. Designed by Vincent and Kling and Associates and developed by Girard Bank and Fidelity Mutual Life Insurance, the tower was extensively damaged by a fatal fire in 1991 and demolished in 1999.

Concrete Work Starts at One uCity Square in University City, West Philadelphia

Concrete work has begun for the foundation at the 13-story One uCity Square in University City, West Philadelphia, after months of excavation. Designed by ZGF Architects and developed by Ventas Inc., the project is a key component of the 14-acre uCity Square development that will span multiple blocks. The building will eventually rise 250 feet tall and will feature office and lab space with Century Therapeutics and Integral Molecular, as well as retail space.
