Facade Nearly Complete at One uCity Square in University City, West Philadelphia

The University City neighborhood in West Philadelphia is growing every year with new projects rising into the skyline. Designed by ZGF Architects and developed by Ventas Inc., the signature tower of One uCity Square at the 14-acre uCity Square development is well underway, as it approaches the final phases of construction. The building, located at 225 North 38th Street, rises to a height of 250 feet and 13 stories. The building makes for a refreshing design for the area, with the glass and metal exterior highlighting the jagged notches on the southeast corner.

Development Anticipated at 1100 Wharton Street in Passyunk Square, South Philadelphia

Last July, Philly YIMBY shared the plans for a mixed-use development at 1100 Wharton Street in Passyunk SquareSouth Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex is anchored with a new six-story, 162,335-square-foot building with a 20,000-squarte-foot supermarket at the ground floor, 155 residential units, and a 4,000-square-foot roof deck. The development will also include a thorough rehabilitation of the block, which is also home to Wharton Lofts, a 71,360-square-foot mixed-use building with 45 residential units, a 51,010-square-foot office building, and 18,616-square-foot police station, and a fire station. The fire station, located at the northeast corner of South 12th Street and Reed Street, across from Columbus Square Park, will be demolished and relocated into a new building on the east side of the block at the intersection of South 11th and Reed streets; the six-story mixed-use building will rise in place of the fire station. In total, the block will hold 239 parking spaces, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces. Construction Pending at 725-29 South Broad Street in Hawthorne, South Philadelphia

Last year in May, permits had been issued for a commercial renovation and vertical expansion for a three-story prewar building at 725-29 South Broad Street in HawthorneSouth Philadelphia. Since that time, however, no construction progress has been made on the structure, as Philly YIMBY’s recent site visit has shown. Designed by CANNOdesign, the structure, located on the east side of South Broad Street on the block between Bainbridge and Fitzwater streets, will rise five stories. Permits list Santech Construction Corp. as the contractor and a construction cost of $3.8 million.

Topping-Out Imminent at 3.0 University Place in University City, West Philadelphia

Construction is making steady progress at 3.0 University Place, a major commercial develop situated at 4101-23 Market Street, on the fringe of University CityWest Philadelphia. The building rise eight stories tall and yield 272,294 square feet of space, with the ground floor housing retail space. The upper floors will hold office and laboratory space. A green roof will be situated atop the building.
