The 6th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower proposed at 227 North 18th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes behind the landscape design, the 700,000-square-foot-plus building is part of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus around the iconic Cathedral Basilica of Saints Peter and Paul. The building will offer 450,000 square feet of office space on floors two through 14. Luxury residential space will span 250,000 square feet on floors 15 through 34. The ground level will feature 4,500 square feet of retail. The development will also include parking for 200 cars as well as a bicycle storage room. The building will be serviced by eight office elevators, two residential elevators, a freight elevator, and a swing passenger-freight elevator within the residential component.

A Look at the Lobby of the Comcast Technology Center, Philadelphia’s Tallest Building

The Comcast Technology Center at 1800 Arch Street in Center City is both the tallest building and one of the largest structures in Philadelphia, standing 1,121 feet tall and spanning over 1.5 million square feet of interior space. Completed in 2017, the supertall stands 60 stories high and features office space on its lower floors and a hotel on its upper levels, with an observation deck at the top. The project was developed by Liberty Property Trust and designed by Foster and Partners, with Thornton Tomasetti behind the structural design and LF Driscoll as the contractor. Gensler crafted the exquisite and sometimes bizarre interior of the main lobby, with an architectural style well-suited for the modern workforce and the general public alike. The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

A set of new remote work-friendly features has recently been revealed at 2222 Market Street, a 295-foot-tall, 19-story office building under construction in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the building will offer 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail. Parking for 47 vehicles will be available in an underground garage. The development was built to spec for Morgan Lewis, a major law firm that will use the building as its new headquarters.

Construction Progresses at One uCity Square, Bringing 389,000 Square Feet of Office, Lab, and Retail to University City in West Philadelphia

The 29th Place on Philly YIMBY’s December 2021 Development Countdown goes to One uCity Square, a mixed-use building currently under construction in University City, West Philadelphia. Designed by ZGF Architects and developed by Wexford Science & Technology, the University City Science Center, and Ventas Inc., with Turner Construction as the contractor, the $280-million 13-story building will hold 389,000 square feet of office, laboratory, and retail space. The 250-foot-tall building, also known as Wexford One uCity Square, is part of the greater mixed-use uCity Square development, which will feature 10.5 million square feet within 15 existing and 10 newly-constructed buildings. New construction will account for three-quarters of the total square footage.
