Demolition Work Slowly Starts at 1130 North Delaware Avenue in Fishtown, Kensington

Demolition activity has begun at 1130 North Delaware Avenue, the site of a planned ten-story, 244-unit development in Fishtown, Kensington. Designed by Varenhorst Architects and developed by Streamline, the project will face the Delaware River across the avenue and will include parking for 49 vehicles and 102 bicycles, as well as public space on the west side of the building. At the moment, a single-story furniture store with a large parking lot occupies the site.

Recent development history for the property dates back to 2012, when Michael Samschick of Core Realty planned on constructing a 136-foot-tall building with over 200 units on a plot combined with 1212 North Delaware Avenue. The development was to be addressed as 1100 North Delaware Avenue, since the Edward Corner building would have been demolished for the project. In its latest, slab-like version, the project’s height and unit count were downsized due to the criticism from local NIMBYs, and development stalled for years until a new developer and architect were secured.

The furniture wholesale building appears shuttered and ready for demolition. The parking lot to the southwest also looks closed, with yellow tape around the site, trucks parked on the lot, and parts of the pavement torn up into piles of dirt and rubble.

The development is one of many proposed and in progress along North Delaware Avenue, where parking lots and businesses are rapidly making way for dense new development.

No completion date has yet been announced, but the building could be completed by 2023.

  1. I recall Streamline putting the site along with blueprints and permits up for sale in December 2019 to see if anybody is was interested in buying the whole shebang while keeping the option to develop the site.

    Apparently they got their answer in the negative and may well be planning to restart construction with existing permits in hand.
