Permits have been issued for the construction of a seven-story, 78-unit mixed-use development at 1000-10 North Delaware Avenue in Fishtown. The new building will replace a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the building will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits list the Tester Construction Group as the contractor and specify a construction cost of $12.95 million.

Permits have been issued for the construction of a 182-unit mixed-use development at 1130-34 North Delaware Avenue in Fishtown. Designed by Varenhorst and developed by Streamline, the building will stand seven stories tall once completed, with a commercial space at the ground floor. In total, the building will span 199,250 square feet. Permits list construction costs at just over $32 million.

An In-Depth Look at the 244-Unit Building Proposed at 1130 North Delaware Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.

Permits have been issued for the construction of a six-story mixed-use building at 1212-16 North Delaware Avenue in Fishtown, Kensington. The building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space.
